Job Description Public Storage is seeking an Acquisitions Director to lead the sourcing, negotiation, and execution of acquisitions across key U.S. markets. The Director will build relationships, manage multiple active deals, and drive transactions from origination through closing. The role is highly deal‑focused, requiring exceptional negotiation skills, strong relationship‑building capabilities, and the ability to execute with speed and precision.
Responsibilities
Originate new acquisitions through broker outreach, direct owner engagement, and market canvassing.
Develop and grow a robust network of brokers, owners, and market contacts to generate deal flow.
Lead negotiations with sellers, brokers, and counterparties, structuring transactions to align with Public Storage’s strategy.
Travel frequently to tour assets, evaluate markets, and establish on-the-ground relationships.
Manage multiple live transactions simultaneously, balancing sourcing, due diligence, and negotiation across markets.
Partner with internal teams (Finance, Legal, Operations, Construction, Asset Management) to oversee due diligence, validate assumptions, and close acquisitions.
Prepare and present acquisition opportunities and recommendations to senior leadership and the Investment Committee.
Monitor market dynamics, supply pipelines, and competitor activity to inform acquisition strategy.
Leverage Salesforce CRM and AI‑driven tools to track pipeline, maintain reporting accuracy, and enhance sourcing and market analysis.
Mentor associates and coordinators on sourcing, process management, and transaction execution.
Qualifications
5–8 years of experience in commercial real-estate acquisitions, investment sales, or brokerage, with a demonstrated record of closed transactions.
Bachelor’s degree in Real Estate, Finance, Economics, or Business (Master’s preferred).
Proven ability to negotiate and close transactions ranging from $5 M to $50 M+.
Demonstrated ability to build and grow a professional network in new markets and asset classes.
Experience managing multiple deals concurrently across geographies.
Familiarity with underwriting and valuation concepts, focusing on deal leadership and negotiation.
Proficiency with Salesforce CRM or similar systems; ability to oversee pipeline reporting and deal flow management.
Interest and aptitude in applying AI/technology tools to streamline sourcing, tracking, and market research.
Excellent communication and presentation skills; ability to articulate and defend the business case to senior leadership.
Entrepreneurial, proactive, and results-oriented, thriving in a fast‑paced, high‑volume acquisitions environment.
Workplace
Work is conducted primarily from our office five days a week, with the option to work up to three flexible remote days per month.
