Job Summary The Building Engineer’s primary responsibility is ensuring properties managed and/or owned by MCB are operated and maintained in compliance with all leases, industry standards of best practice, investment goals and objectives, applicable state and local ordinances, and safety standards. Responsibilities include maintaining overall property appearance and general maintenance of assigned property or properties, including general maintenance requests, electrical, plumbing, HVAC, carpentry, parking lots, and assistance overseeing capital projects and tenant improvements.
Job Essential Responsibilities
Maintain and operate all building systems, grounds, hardware, and equipment to ensure optimal performance and environmental conditions.
Ensure the performance of building systems, hardware & equipment with preventive maintenance as prescribed by manufacturer's recommendations and specifications.
Responsible for maintaining the professional appearance of the grounds, building systems, hardware, and engineering spaces.
Respond to and manage emergency situations (e.g., flooding, power outages); maintain and update emergency and risk management procedures.
Lead preventive maintenance programs and support capital planning and execution.
Oversee tenant and landlord construction projects, including TI and Cap Ex; manage budgets, schedules, documentation, and closeout.
Review and enforce MEP/FP plans; ensure construction meets approved specifications and timelines.
Maintain and troubleshoot building and property systems (HVAC, BAS, lighting, fire/life safety, irrigation, vertical transport, plumbing, electrical).
Build strong relationships with vendors, contractors, tenants, and local authorities; assist Property Manager in managing contracts, insurance, and invoicing.
Assist the Property Manager in preparing the annual operating expense budget. Implement and monitor expenses against the budget, and meet regularly to review financials and adjust as needed to align with the current financial plan.
Conduct regular property inspections; ensure compliance with asset strategy and lease terms.
Utilize work order systems to manage service requests, preventative maintenance tasks, and tenant issues.
Support property-level technology infrastructure (Wi‑Fi, CCTV, security, digital signage, IP networks).
Administer required safety and compliance protocols and reporting.
Prepare scopes of work and RFPs and negotiate vendor contracts in collaboration with Property Manager.
Collaborate on marketing events and specialty leasing initiatives as needed.
Perform other duties as assigned to support property operations and team objectives.
Knowledge, Experience, Skills/Abilities
Minimum 5‑year related work experience in commercial real estate/retail property maintenance
Good working knowledge of general facilities maintenance and repair work including basic plumbing, electrical, and HVAC work.
Knowledge of and the ability to perform basic scheduled commercial property maintenance and use of various types of hand tools, machinery, etc.
Knowledge of applicable safety rules and regulations.
Travel to in‑state and out‑of‑state property sites; travel via auto, plane, or other standard transportation means as required; valid driver’s license in good standing with the MVA in any state required if driving a vehicle for MCB business reasons. Transportation may be company provided or yours.
Education Requirements Minimum High School Diploma or GED Certificate; some college level education preferred.
Physical Requirements This position is primarily performed in a commercial retail, industrial, and office setting with extended periods of standing and walking; must be physically able to climb ladders, bend or crawl into awkward spaces; must be able to lift up to 50 pounds at a time. Frequent exposure to medium to loud machinery noise, building and masonry materials, odors, and all‑season outdoor weather conditions.
