The Associate will support senior execution team members to analyze and execute the asset management strategies for an institutional‑quality urban mixed‑use property portfolio. The Associate will provide complex analytical support to inform business plan decisions. The Associate will support leasing strategy and lease analysis for retail, office, and multi‑family leases. The Associate will support acquisition due diligence and onboarding, redevelopment project analysis and secured debt strategy and analysis, and disposition execution for the region. Duties include :

Provide analytical ownership and supporting oversight of asset management functions, including regional and property strategic planning, leasing strategy, lease negotiations, property operations, portfolio budgeting and forecasting, redevelopment and leasing decision analysis, lease credit underwriting and approval, and hold / sell strategy

Anticipate the needs of Asset Management leadership and the Execution Team and proactively support business plan execution

Assist with managing third‑party business plan execution teams including leasing, property management, legal, due diligence, valuation, and lender partners

Support lease negotiations and credit underwriting for retail, office, short‑term rental, and multi‑family leasing. Partner with Merchandising on leasing strategy and retail merchandising strategy

Perform tenant credit analysis and research and recommend lease security strategies

Partner with the Investments Team on underwriting potential acquisitions, post‑contract investment due diligence and onboarding, and dispositions

Lead the quarterly reforecast and valuation projection modeling for the Execution Team

Collaborate with the Execution Team to evaluate capital improvement projects, deferred maintenance, and new sources of revenue

Maintain flawless document organization and compliance related to leasing, property management, debt compliance, and REIT compliance

Partner with the internal Investment Accounting team to ensure the integrity of investment financial reporting and analysis

Expand expertise in a variety of areas, including Argus Enterprise and other technical platforms, real estate finance, redevelopment and disposition strategy, portfolio management and lease decision strategy, real estate investment underwriting

Requirements

Deep understanding of and experience with real estate underwriting and discounted cash flow analysis

Excellence in Excel, Word, and PowerPoint

Extensive Argus Enterprise Experience and Advanced Excel modeling experience

Acute attention to detail and passion for quality and excellence

Ability to collaborate with people across multiple disciplines and markets

Strong organizational and process skills to navigate multiple competing priorities and teams

Strong work ethic, self‑motivated, and capable of effective independent judgment

2 – 4 years of experience

Education Bachelor’s degree in business, finance, accounting, engineering, mathematics, or related field preferred.
