Performs semi-skilled work in the maintenance and repair of buildings and equipment for Guilford County. DISTINGUISHING FEATURES OF THE CLASS
Under the direction of a Supervisor, the Facilities Maintenance Technician I is responsible for the maintenance, repair, and upkeep of County buildings, facilities, and property. This role encompasses work in multiple trades (Electrical, Plumbing, HVAC, and General Construction), each vital to maintaining and repairing County assets. Technicians may independently handle preventive maintenance, repair, and adjustments for electrical, plumbing, heating, and/or air-conditioning systems. All Technicians are expected to follow safety protocols, respond to emergency repairs, and perform general duties such as preventative maintenance, moving furniture, and assisting with inclement weather response. Work is assessed through inspections, reports, feedback, and overall quality. Positions may be temporarily or permanently reassigned to other work locations to meet operational needs. This classification is the first of four levels in the Facilities Maintenance career ladder series. The second level in the series is a Facilities Maintenance Technician II, the third is a Facilities Maintenance Technician III, and the fourth level is the Senior Facilities Maintenance Technician. An employee may be automatically progressed from a Technician I to II without a competitive recruitment should the defined criteria for their trade track(s) be met.
Examples of Duties
DUTIES AND RESPONSIBILITIES Essential duties and responsibilities include, but are not limited to a combination of the following: Responds to work orders for building and facility repairs, completing necessary maintenance. Performs preventative maintenance to ensure the longevity of systems and equipment. Performs occasional, routine acetylene and electrical welding. Repairs motors, pumps, and appliances. Moves furniture, hangs pictures, sets up meeting rooms, and retrieves surplus equipment for auction. Constructs and installs County road signs as needed. Supports other Technicians in their fields as needed. Adheres to workplace safety standards and policies; cleans, maintains, and performs periodic safety checks of tools and equipment; participates in emergency or inclement weather response as assigned; responds to repair emergencies on a 24-hour rotating call basis; and removes snow and ice from stairs, parking areas, sidewalks, and driveways. Routine run-testing of fire suppression systems and basic checks of fire alarm panels. Electrical:
Performs electrical repairs, such as replacing outlets, switches, ballasts, and lamps Troubleshoots tripped breakers, loss of power situations. Assists with running conduit, pulling wire, hanging light fixtures, and pulling/certifying data cables. Plumbing:
Conducts temporary leak repairs on supply lines Replace and repair plumbing fixtures (urinals, faucets, commodes) and clear localized clogs. Assists in the repair and installation of drains, toilets, sinks, and water coolers Repairs swimming pool filtration equipment at Parks facilities. HVAC:
Repairs and maintains central air-conditioning units, air compressors, fans, motors, and controls. Performs HVAC maintenance including coil and drain pan cleaning, mold and mildew control, disassembly, cleaning and testing of humidifier units, UV lights, belts, and lubricants. Conducts heat season checks and troubleshoots gas heat, replacing small components as needed (igniters, flame sensors, limit switches). Troubleshoots and repairs control and line voltage issues within equipment, including small motor and capacitor replacement. Changes air-conditioning filters and assists with equipment repairs; maintains heating systems, oil and gas boilers, and boiler controls. General Construction (Carpentry, Locksmithing and Painting):
Assists with repair and minor construction and renovation of County buildings and facilities. Performs repairs on County facilities, including painting, roofing, drywall, sliding doors, locks, windows, and cabinets. Installs suspended ceilings and ceiling tiles. Repairs flooring (VCT, carpet, LVT, LVP, tile) Installs parking lot signs, and parking lot striping. Performs minor masonry and concrete repairs. Conducts general carpentry work in the construction and repair of floors, roofs, partitions, doors, and stairways, including selecting, cutting, and trimming lumber to size Operates and adjusts power carpentry tools and equipment. Performs general painting work, including preparing surfaces for painting, including plaster and drywall repairs; applies various paints and finishes; erects ladders or scaffolding in a safe manner as necessary for use in work. Calculates materials necessary to perform tasks and reports to appropriate parties. RECRUITMENT STANDARDS
Knowledge, Skills, and Abilities
Working knowledge of tools and materials used in repairing and constructing wooden articles; fire pump and fire sprinkler systems; aerial lifts and their standard practice and methods of use; preventive maintenance practices and procedures on mechanical, electrical, plumbing and building equipment; generators and other backup power sources; and commercial kitchen equipment. Basic knowledge of elevator systems and their standard practice and method of operations. Knowledge of OSHA regulations and the ability to execute work in compliance with OSHA regulations; fire alarm systems. Considerable knowledge of the maintenance requirements of public buildings. Skilled in the use of mechanical tools necessary in performing electrical, mechanical and building repair and maintenance work; running of generators and checking for proper operation; use of safety measures such as Lockout/Tagout devices before working on equipment; test running fire pumps for proper working order. Ability to maintain effective working relationships with other employees and building occupants; read and work from blueprints, drawings or sketches; make accurate arithmetical calculations; follow verbal and written instructions; estimate material and labor needs for building repairs and maintenance; use aerial lifts to perform work; navigate related computer programs; communicate information; and research internal and external resources to achieve desired results. Skill in changing breakers, fuses, ballast, light fixtures, receptacles, and light switches; converting light fixtures over to LED; working on electrical equipment from low voltage up to 277 volts. Ability to effectively troubleshoot minor electrical issues. Plumbing:
Working knowledge of plumbing systems and their standard practice and method of operation Skill in changing out faucets, replacing flush valves, and setting toilets; changing out sprinkler heads, draining sprinkler system, and resetting both dry and wet sprinkler systems; making minor repairs to kitchen equipment. Ability to effectively troubleshoot minor plumbing issues. HVAC:
Working knowledge of HVAC systems and their standard practice and method of operation. Skill in the use of chemicals and tools to clean coils; changing belts on mechanical equipment and greasing bearings; troubleshooting using a multi-meter and replacing small fan motors, capacitors and contactors; checking and repairing leaking drain pans.
