We are a rapidly growing specialized construction company seeking an Estimator with proven experience in commercial construction. This position is part of our pre‑construction team, managing all estimating functions throughout the pre‑construction phase of projects. Responsibilities include value engineering, budget controls, alternative and comparative studies, constructability reviews, and ensuring estimates, bids, and proposals are complete, accurate, and supported by recent pricing data and subcontractor input.
Position Description Supports the Lead Estimators and/or Pre‑construction Manager in all estimating functions throughout the pre‑construction phase of projects. Responsible for value engineering, budget controls, alternative and comparative studies, and constructability reviews. Responsible for ensuring that estimates, bids, and proposals are complete, accurate, and well supported by recent pricing data and subcontractor input.
Essential Duties and Responsibilities
Receive, file, and distribute design documents to internal team members.
Coordinate subcontractor bid lists with procurement for budget pricing and bidding.
Manage distribution of current design documents for subcontractor budgeting and bidding and ensure sufficient subcontractor input is received.
Review design documents for level of completion, assemble comments and requests for additional information needed to provide complete estimate.
Review and confirm that all previously approved document revisions have been incorporated in the design documents. Record and report all exceptions.
Attend pre‑bid meetings and subcontractor site walk‑throughs.
Visit sites to evaluate existing conditions and identify and capture the scope that may not be included in the design documents.
Support the Lead Estimator or Pre‑construction Manager in the set‑up of the estimate, estimate schedule, and responsibility matrix.
Perform quantity take‑offs, analysis, estimate, and studies for all assigned trades and building systems.
Provide pricing for value engineering, alternates, options, and special studies as required.
Prepare subcontractor bid proposal forms and subcontractor bid recording sheets for assigned trades. Evaluate subcontractor input for scope inclusion. Identify scope gaps and overlaps and coordinate with staff managing other trades.
Ensure pricing within the estimate of proposal is complete and accurate, reflecting recent pricing data, subcontractor bids or budgets.
Participate in internal estimate review meetings.
Lead the coordination of operational input during the estimating, bidding, and proposal process. Ensure that the detailed general conditions/ requirements study and site logistics are incorporated into the estimate or proposal.
Develop, lead, or support the assembly of all estimate, bid, or proposal documents required by and submitted to the Owner.
Actively participate in estimate or proposal review meetings with architects, engineers, and owners and incorporate comments, feedback, and input into revised estimates or proposals.
Take lead or support role in Lump Sum bids.
Train and manage Estimators, including performance evaluations for those staff assigned.
Support the development and enhancement of owner, architect, subcontractor, and vendor relations.
Analyze cost data, unit prices, general conditions and general requirements costs, and information that can be developed as a “rule of thumb” for building systems estimated costs.
Prepare comparison analysis to previous estimate and develop a clear and concise message to explain the variances for each of the project stakeholders.
Required Skills and Qualifications
Knowledge of building construction, materials, systems, market conditions, and trade practices.
Must have conceptual ability to work with minimal information and quickly develop an understanding of the owner requirements.
Should demonstrate good leadership skills.
Complete knowledge of estimating documents and the ability to provide accurate qualitative and quantitative analysis of the documents.
Must be able to multitask and meet established deadlines.
Work Experience
Minimum of 7 years as an estimator following experience in project engineering, field supervision, or procurement preferably with a large general contractor.
Education / Experience
Bachelor’s degree in Engineering or equivalent job experience, Construction Management, Building Construction, or similar.
Language Ability
Read and interpret documents such as construction documents and building codes. Write routine reports and correspondence. Strong verbal and written communication skills.
Computer Skills
Proficiency with estimating software (e.g., Bluebeam, Building Connected, Sage Estimating, Procore).
Project management tools (e.g., Procore, Microsoft Project, Buildertrend).
Excel expertise (advanced formulas, pivot tables, bid tab sheets).
Digital take‑off tools (e.g., On‑Screen Takeoff, Bluebeam Revu).
