About the Role: The Real Estate/Litigation Paralegal is responsible for assisting the Company’s Legal Operations Department by providing a wide-variety of litigation services related to eviction and breach of lease actions, and by providing legal support for all Departments of the Company relating to the commercial landlord-tenant relationship, enforcement of lease covenants, and the day-to-day operations of the Company’s Centers.

This position will be on-site 4 days a week from our Santa Monica Corporate Headquarters with one day of remote work on Fridays.

What You Will Do: Under attorney supervision and guidance:

Prepare default notices, demand letters, termination notices, relocation notices, abandonment notices and all other notices required to enforce lease covenants

Correspond with tenants and tenant attorneys to resolve AR issues and other lease and legal disputes

Perform due diligence reviews of leases involving relocation rights, co-tenancy provisions, radius restrictions, no-build zones, termination rights, CAM language, permitted, exclusive and restricted uses and all other rights, remedies and controls of the lease parties

Initiate and monitor unlawful detainer and breach of lease actions and matters sent to collection agencies

Prepare litigation evaluations, analyze collectability, pursue enforcement of judgments and assist with tenant bankruptcies

Respond to Subpoenas for the Company’s business records, and implement and monitor Legal Holds to retain and preserve documents in connection with claims, litigation and e‑discovery

Negotiate and document settlements

Monitor resolution of mechanics’ liens and foreclosure actions, and provide legal support for construction defect litigation

Coordinate with Property Management and Leasing to assess and minimize legal risk and resolve legal disputes

Provide daily legal support to all Departments.

All other duties as assigned.

What You Bring:

Bachelor’s degree required

Paralegal certificate from an ABA approved school required

Substantial law firm or in‑house experience as a real estate paralegal preferably in litigation and/or commercial landlord/tenant law

Strong PC skills, including MS Office, MS Word, iManage, Excel and redline

Salary Range: $90,000 – $125,000 plus 15% Bonus Potential
