Senior Property Manager (Seattle, WA)

Salary:
Starting at $135,000 – $145,000 annually for candidates in Washington state. Eligible for participation in our annual bonus program.

About This Position The Senior Property Manager is responsible for directing property management operations and providing leasing support for a commercial office portfolio, including tenant relations, budgeting, operational policies, engineering oversight, investor/owner relationships, and support for projects.
Essential Functions
Service Partner Relations
Manage service contracts with vendors.
Conduct competitive bidding to ensure quality and competitiveness.
Oversee work of service partners and conduct inspections.
Build relationships with service partners.
Deliver or oversee customer service training for partner employees.
Construction / Project Management
Oversee tenant and capital improvement projects with Chief Engineer and engineering staff.
Tenant Relations
Act as Unico’s ambassador to tenants on complex issues.
Maintain open communication with tenants.
Preserve tenant relations during property transitions.
Conduct annual tenant surveys and implement necessary changes.
Accounting & Reporting
Generate budgets for property revenue, expenses, and capital.
Oversee operating expense estimates and reconciliations.
Manage operating and capital expenses for the portfolio.
Oversee monthly management report preparation, including cash flow.
Approve invoices and purchase orders.
Supervisory
Provide leadership and support for building staff.
Supervise PM staff.
Provide oversight of day‑to‑day office activities.
Leasing
Ensure spaces are ready for leasing tours.
Negotiate and draft lease renewals.
Collaborate with portfolio architects and legal counsel on space plans and construction documents.
Track leasing encumbrances and provide tenant notifications.
About You Skills
In‑depth knowledge of commercial real‑estate accounting principles and practices.
Proven ability to plan, oversee, and execute diverse projects.
Strong writing, summarizing, and reporting skills.
Experience supervising and guiding administrative and operations teams.
Expertise managing multiple projects simultaneously through time management and organization.
Exceptional written and verbal communication skills.
Good decision‑making and customer‑service commitment.
Proficient in Microsoft Word, Excel, and property‑management software like Yardi.
Qualifications
Bachelor’s degree in business, real estate, or related field.
Washington State broker’s license, or ability to obtain within 90 days.
7+ years’ experience in commercial property management, leasing, and construction.
RPA or CPM designation strongly preferred.
