Job Overview The Senior Project Manager role at Dicon controls the success and standards of projects from beginning to end. Key responsibilities include establishing project objectives and procedures; coordinating people, timelines, and activities; managing financial budgets; and collaborating with other leaders at Dicon.

Essential Functions

Plans, organizes, and staffs key field positions with regards to a specific project and in coordination with the Director of Operations.

Establishes project objectives, schedules, policies, and procedures along with performance and safety standards within boundaries of corporate policy.

Initiates and maintains liaison with the prime client and A/E contacts, to facilitate construction activities.

Monitors and controls construction through administrative direction of on-site Superintendent to ensure project is built on schedule and within budget. Also, investigates potentially serious situations and implements corrective measures.

Represents the company in project meetings and assists in labor negotiations/strategy meetings.

Manages financial aspects of contracts such as creating material contracts and subcontracts, monitoring job cost, filing monthly job cost projection reports, fee payments, rental equipment, income/expenses, etc. to protect company’s interest and simultaneously maintain good relationship with client.

Assumes additional responsibilities as directed by corporate executives; some travel may be required.

Makes decisions and recommendations to positively impact relationships with clients and project profitability.

Confers with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.

Plans, schedules, and coordinates construction project activities to meet deadlines.

Prepares and submits monthly budget estimates, progress reports and cost tracking reports.

Inspects and reviews projects to monitor compliance with building codes, safety codes and other regulations.

Inspects and reviews projects to monitor compliance with environmental regulations.

Plans, organizes, and directs activities concerned with the construction or maintenance of structures, facilities and/or systems.

Studies job specifications to determine appropriate construction methods.

Investigates damage, accidents, and/or delays at construction sites to ensure that proper construction procedures are being followed.

Prepares contracts and/or negotiates revisions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.

Develops and implements quality control programs.

Develops and implement environmental protection programs.

Implements new and/or modified plans in response to delays, bad weather, or construction site emergencies.

Interprets and explains plans and contract terms to representatives of the owner or developer, including administrative staff, workers, and clients.

Performs, or contracts others to perform pre-building assessments, such as conceptual cost estimating, rough order of magnitude estimating, feasibility, or energy efficiency, environmental, and sustainability assessments.

Applies for and obtains all necessary permits or licenses.

Reviews and approves vendor invoices and prepares monthly progress billing.

Skills, Knowledge, Qualifications Must be able to apply innovative and effective management techniques to maximize employee performance. Have a thorough understanding of corporate and industry practices, processes, standards, etc., and their impact on project activities. Superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential. Must be business-oriented person and have in-depth computer knowledge; Timberline experience preferred.

Education and Experience Educational and experience requirements include a four-year Construction Management degree or equivalent. At least 10-years’ experience/knowledge of construction, design, finance, and management is also required.
