Owner's Rep - Construction Manager – National Commercial Developer | Retail, Industrial, Data Centers and Multifamily
Raleigh, NC (Regional Projects across North Carolina)
Invoke Staffing has partnered with a national commercial developer and contractor to hire an experienced Construction Manager to oversee design and construction across a diverse portfolio of commercial and industrial projects — including retail centers, data centers, senior housing, multifamily, and industrial developments.
This is a high‑impact leadership role where you’ll guide projects from early design through completion — managing GCs, design teams, budgets, and schedules — to ensure every project delivers excellence in quality, efficiency, and client satisfaction.
Responsibilities
Select, direct, and manage project consultants, engineers, and architects.
Lead design and design‑build coordination to achieve complete, buildable plans and accurate budgets.
Oversee GC bidding and selection, evaluating proposals and finalizing contracts.
Review documents for constructability, completeness, and coordination.
Manage the GMP process and ensure costs align with project goals.
Oversee permitting processes, tracking progress until full approval.
Identify and communicate project risks and mitigation strategies early in the process.
Construction Oversight
Lead Owner/Architect/Contractor (OAC) meetings and drive issue resolution.
Maintain and monitor project logs (RFIs, submittals, ASIs, PCOs).
Oversee schedule performance and quality control for all field activities.
Review and approve contractor pay applications, change orders, and closeout deliverables.
Coordinate third‑party inspections and service providers.
Ensure successful project turnover, including punch lists, O&M manuals, warranties, and lien releases.
What You Bring
5+ years of experience in construction project management or owner’s representation.
Bachelor’s degree in Construction Management, Civil Engineering, or equivalent experience.
Deep understanding of commercial and industrial construction practices, from design through closeout.
Proven ability to manage multiple large‑scale projects simultaneously.
Skilled in budgeting, scheduling, constructability review, and issue resolution.
Exceptional communication, leadership, and negotiation abilities.
Proficiency with Microsoft Office Suite and familiarity with modern PM tools.
