Job Title Leasing Manager

Supervisor Title Property Manager

Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

Interpret regulatory documents for properties under various programs such as HUD Insured Loan, LIHTC, bond programs, ADU, etc.

Identify and calculate correct income, rent and utility allowances that apply to each program and location, monitor for compliance, and use alternative utility allowances for max rent potential.

Perform audit corrections and respond to regulatory agents.

Conduct all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct tours, process applications, credit and background checks, prepare lease move‑in packages, and ensure smooth move‑in and lease signing.

Inspect apartments prior to move‑in and coordinate necessary maintenance.

Stay informed about market and competitor conditions, develop and implement marketing plans, and follow company policies on concessions and specials.

Execute marketing activities to drive traffic: resident referral, employer outreach, internet tools (Craigslist, Facebook, email), and other community‑specific plans.

Use onsite property management software (OneSite, Yardi, etc.) to track availability, record traffic, manage data, and capture critical demographics.

Maintain show quality standards by inspecting museums, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.

Follow up with prospects and new residents to ensure satisfaction through emails, thank‑you notes, calls, or other contacts.

Support the lease renewal program by preparing renewal letters/packages, meeting with residents, and ensuring timely renewal documentation.

Respond quickly and courteously to resident and client/owner concerns, documenting and conveying requests as appropriate.

Other Responsibilities

Complete various accounting, financial, administrative, and other reports and perform duties as assigned.

Organizational Responsibilities

Follow established policies and procedures, monitor compliance with regulatory and organizational standards, and report violations.

Practice safety techniques, report equipment malfunctions and injuries.

Identify improvement areas and propose suggestions.

Maintain knowledge of industry technology, leasing and sales tools, and apply it to responsibilities.

Working Conditions

Work primarily in an office environment with potential exposure to outdoor elements.

Physical Demands

Access all exterior and interior parts of the community and amenities.

Stand, walk, sit for extended periods and lift up to 20 lb independently, 50 lb with assistance.

Routine local travel for training, market research, etc.

Work flexible schedule, including weekends and holidays.

Required Licenses or Certifications

All required state and local licenses and certifications.

Valid driver’s license to operate a golf cart on property.

Knowledge, Skills, Abilities

Working knowledge of LIHTC and HUD programs.

Excellent written and verbal communication for legal documents, sales, and resident interactions.

Demonstrated sales skills: generating leads, presenting, qualifying, and closing.

Proficiency in word processing, property management software (Yardi/One Site), and spreadsheets.

Mathematical skills for financial records and budgeting.

Internet marketing proficiency for Craigslist, Google, etc.

High school diploma or equivalent with relevant sales, marketing, or customer service background.
