Contract Maintenance Manager

Position provides oversight, direction and coordination for all operations and maintenance (O&M) activities at the assigned jobsite to ensure adherence to contractual objectives. The role supervises and coordinates skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings and grounds at the assigned jobsite.

Description

Perform O&M management administration functions, handling various actions and problems related to assigned contract(s).

Monitor and design management plans to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades and crafts.

Schedule work to be performed.

Submit monthly progress reports in accordance with contract and J&J requirements.

Manage and commit contract resources; monitor budgets on assigned contracts.

Ensure safety of all personnel on job, including sub‑personnel, in compliance with environmental standards and quality of work performed.

Conduct staff training, safety meetings and briefings.

Research and address customer and employee complaints.

Work in the field performing maintenance of HVAC systems and other contract management tasks.

Perform any additional duties as required.

Required Education & Experience

High School diploma.

5 years of verifiable experience servicing and/or renovating commercial buildings, including management of a diversified workforce responsible for operations, maintenance and repair of commercial building infrastructure systems.

5 years of verifiable experience in a healthcare business occupancy medical facility O&M.

CHFM certification.

Knowledge, Skills, and Abilities

Technically qualified in the field of Healthcare Facilities Management.

Knowledgeable with applicable codes and standards (TJC, NFPA, EPA, OSHA, etc.).

Skilled in operation, repair, and maintenance of HVAC, electrical, plumbing, mechanical, fire and security systems.

Knowledge of OSHA safety regulations and PPE procedures.

Ability to conduct accident investigations and safety inspections.

Proficient in reading, writing, speaking and understanding English.

Basic computer skills and knowledge of Microsoft Office.

Able to obtain and maintain a Common Access Card (CAC).

Strong written and oral communication skills.

Benefits & Compensation Base salary range: $75,000 – $95,000. Eligible for a range of competitive benefits, including medical, well‑being, financial planning and short‑term benefits.

Travel Requirements Up to 20% travel.
