Yes The Portfolio Compliance Manager will work closely with Senior Management to evaluate policies, procedures, and programs within the Compliance Department. In addition, this position plays a critical role in inspecting properties and supporting site-based teams to improve compliance for all of Sherman Associates’ business units and affiliates. This role will assist in the enforcement of all applicable Affordable Housing programs to support the multiple divisions including Operations and Asset Management departments with complying with industry governed statutes, policies, and regulations by maintaining resident files, supporting site-based team member, and providing support for the department and operations groups. Leadership Decision Making Results Driven ESSENTIAL FUNCTIONS
The Portfolio Compliance Manager will provide oversight and direction to the following areas listed below, as well as responsible for conducting resident file compliance pre-audits and regulatory audits for Sherman Associates’ business units and affiliates. Auditing process will consist of a thorough review of all regulatory compliance records in accordance with state, federal, and local regulations Program assessments and compliance reviews Traveling to other properties in state and out of state to help assist the property managers with compliance Completion of annual year-end reporting requirements and submission to reporting agencies and partners Enter resident records and generate essential certifications within Real Page software Maintains resident files in accordance with the applicable housing program regulations and Sherman Associates policies Assists in the compliance paperwork for refinancing or lease-ups of properties Complies with all fair housing laws Prepares compliance reports to present to the Regional Director of Compliance and the senior leadership team Assists in conducting and preparing for internal compliance meetings Assists in developing compliance strategy and a strong team that promotes engagement, collaboration, respect, productivity, and efficiency throughout the compliance department. Provide focus, leadership, and on-going guidance to all staff, business units, and management Communication with appropriate outside entities (WHEDA, AHC, MHFA, IFA, CHFA, MHDC, Syndicators, etc.) and internal Department(s). Proficiency with and able to assist with problem-solving in RealPage and Software updates that will enhance efficiency Assist when needed in processing EIV income discrepancies/Retro rent handling, posting monthly HAP through monthly vouchers, as well as preparation of direct adjustments for voucher and management of Special Claims Actively participates and Engages in Training
Attends seminars and Section 42 and Section 8 training sessions Attends any training required for updates, regarding all compliance programs Assists in planning, preparing, and conducting new hire orientation, annual quarterly PM meetings as well as the Annual PM meeting Attends all required meetings and training sessions at Sherman Associates, including travel to corporate headquarters as needed Provides continued support and training needs to the property staff Accountability
Produces required volume of work by planning, organizing, and prioritizing work duties. Works designated schedule and adheres to Sherman Associates attendance policy. Follows grooming and appearance standards, general work rules, and all policies/procedures. Maintains a clean and safe work environment and follows all safety and emergency procedures. Supervisory Responsibility/Employee Engagement
As applicable, supervises, coaches, directs, trains, and evaluates staff; Prepares and conducts employee reviews and completes timecard approvals. Responsible for hiring and retaining qualified staff Inspires the team to the highest level of performance MINIMUM REQUIREMENTS
3-6 years of experience and understanding of Affordable Housing Programs (HUD/State/City Housing Programs) strongly preferred. COS designation preferred or ability to obtain within 1 year. High School Diploma / GED required; post-secondary education preferred. Knowledge of RealPage or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting, etc.) strongly preferred. Experience with computerized software to include Windows/Excel Reporting. As applicable, you must possess a valid driver’s license, reliable vehicle with insurance, and safe DMV driving record. A passion for the mission, vision, and values of Sherman Associates. Office hours may vary due to the specific needs of the portfolio. TRAVEL
This position requires frequent travel, up to 50%. Most travel is within 100 miles of the home office. KNOWLEDGE, SKILLS, AND ABILITIES

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Exposed to ambient room temperatures, lighting, and traditional office equipment found in a typical office environment, quiet to moderate noise level PHYSICAL REQUIREMENTS
