Preventive maintenance and repair of facility mechanical, electrical, lighting, and other installed systems. Operate, maintain, and repair HVAC systems, electrical distribution equipment, plumbing systems, and building interior/exterior repair. Perform facility inspections and report conditions affecting client occupancy. Respond to emergencies, including light travel. Maintain boilers, heaters, pumps, valves, and steam/processed water distribution lines. Manage stock and inventory control. Recommend improvements to the preventive maintenance program on an ongoing basis. Compile and submit monthly operational reports. Study and familiarize with equipment, building automation systems, and safety systems. Identify and mitigate safety hazards, using proper PPE. Comply with applicable codes, regulations, and company directives. Maintain all required federal, state, or local licenses. Complete required C&W Safety Training annually. Adhere to the C&W Uniform Dress Code. Key Competencies

High School Diploma or GED; preference for apprenticeship or trade school graduate. Minimum of four (4) years of technical experience in building engineering, HVAC, plumbing, electrical, and equipment repair.” Valid state driver’s license. Appropriate trade license/permit based on location. Valid “Universal” Level EPA 608 certification for CFC/HFC refrigerants. Knowledge, Skills & Abilities
Experience operating, maintaining, and repairing HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, water systems. Knowledge of energy management systems and operations. Comprehensive knowledge of building systems operations, maintenance, and repair. Excellent interpersonal skills dealing with tenants, clients, and vendors. Basic computer skills (Outlook, Excel, Word) and familiarity with CMMS. Physical Work Requirements
Ability to work while wearing PPE when required. May require regular travel outside between properties in varying weather conditions. Considerable physical activity: stoop, stand, climb, lift up to 50 lbs, crouch, reach, bend, move between departments, floors, and properties. Scheduling
Typical business hours; may include extended periods, shift work, on‑call duties, overtime, after‑hours, and weekend work as required for emergencies. Conditions of Employment
