Maintenance Superintendent - Baytown Apartments

Job Summary: Under direct supervision of the Community Manager, the Maintenance Superintendent is responsible for the preservation and upkeep of the property. The Maintenance Superintendent will be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies and procedures at all times. Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.
Practice OSHA standards and company safety policy
Perform continuing education of safety training as required by company and/or State and Federal Law
Complete a hazard assessment form before beginning any task
Utilize proper safety equipment when exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock
Knowledge of all maintenance requirements for the property
Ensure all repairs are compliant with local building codes, permitting and regulations
Keep accurate records regarding preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories in accordance with procedures
Participate in a standby emergency schedule for evening, weekend and holiday coverage
Responsible for performing scheduled maintenance on all equipment, based on manufacturer recommendations and operating manuals
Regularly inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance as per procedures
Maintain the grounds in accordance with the schedule
Provide training for colleagues from other communities, when appropriate
Frequent no less than twice a day verbal and written communication with Community Manager
Report unusual or extraordinary circumstances regarding the property, co-workers, or residents
Maintain the required property uniform and professional appearance at all times
Be aware of all contractual obligations related to maintenance and inform the Community Manager of any non-compliance by vendors
Knowledge of property HVAC units; troubleshoot and repair fan motors, thermostats, contractors, etc. Do not perform Freon-related work unless properly certified; Freon must not be vented to atmosphere
Ensure storage areas and entrances are locked and lighting is adequate
Obtain a state license for pesticide application if required, and exterminate units and common areas as directed
Perform light electrical and plumbing repairs, replacement/repair of glass, tile, locks, hardware
Carpentry: doors, windows, shelves; repaint and refurnish as needed to prepare units for re-occupancy
Assist in custodial work in common areas
Maintain and repair amenities such as pools, spas, ponds, and fitness equipment
Assist other team members when necessary
Knowledge, Skills And Abilities (KSAs)
Read, understand and follow instructions from service requests and complete reports as required
Read manuals and warning labels relevant to tasks
Work under time constraints and stay aware of safety requirements
Ability to travel for property business; must have valid government-issued ID or driver’s license if required
Tools and equipment typical for multi-family maintenance; willingness to take on related tasks
Proficiency in reading, writing and speaking English; basic computer literacy
Effective communication with coworkers, residents and vendors
Education And Experience
Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurnishing and cleaning, and air conditioning
High School Diploma or Equivalent required
Physical Demands
Access all areas of the property, including multilevel structures, with or without an elevator
Frequently stand, walk, bend, climb, stoop, kneel, crouch or crawl
Vision requirements include close, distance, color, peripheral, depth perception, and focus
Lift and carry up to 50 pounds; move large appliances with a hand truck
Use hand tools and power tools; climb ladders
Exposure to caustic chemicals and pest control chemicals
Must have EPA certification or ability to obtain within 90 days of hire/promotion
