Responsibilities
Provides back-up support for the Post Closing Manager and issues daily rate sheets
Uses Homewise, Inc. Outlook, Calyx Point, STARS (Salesforce), ICE Data & Document Automation, and other electronic tools to provide the best service to customers
Works closely with other internal departments including Home Purchase Advisors, Real Estate Sales, Real Estate Development, and Lending to ensure best practices and compliance with all applicable regulations, policies, and procedures
Comply with all applicable regulations, policies, and procedures
Prepare UCD & ULDD XML files for electronic loan delivery
Prepare and deliver electronic loan files for loans sold on the secondary market including Fannie Mae, Freddie Mac, New Mexico Mortgage Finance Agency, and Self-Help Credit Union
Request note shipments from warehouse lenders
Prepare allonges and begin working delivery checklist
Daily MERS report download and review
Track and status Best Efforts locks as “closed” on loan funding dates
Download, distribute, and reconcile loan purchase reports
Prepare and submit weekly closed loan report to DocProbe
Investigate and submit any delivery and post-purchase data correction requests
Maintain closing and shipping log/pipeline
Prepare monthly DocProbe reconciliation log
Comply with agency and delivery guidelines and deadlines

Essential Duties And Responsibilities
Provide back-up support for the Post Closing Manager and issue daily rate sheets
Use Homewise tools to provide the best service to customers
Collaborate with internal departments to ensure best practices and regulatory compliance
Prepare and deliver electronic loan files for secondary market loans
Maintain and reconcile delivery-related reports and logs
Ensure adherence to agency and delivery guidelines and deadlines
Support for Post Closing
Issue daily rate sheets
Process lock requests from loan officers and update Calyx
Monitor loans not committed and held for future sale
Secure interest rate commitments to FNMA, FHLMC or SHCU
Manage commitment extensions, pair-offs or fallouts
Price rates for discount points requests
Review competing mortgage offers and make counteroffers
Assist loan officers with pricing questions and product selection
Expected Outcomes
Contribute to team goal of closing 461 purchase loans annually
Ensure all Homewise loans meet investor and regulatory requirements (e.g., RESPA, TILA, QM) with no exceptions

Education And Experience
Associate’s degree in Business, Finance, Accounting, or a related field; two years of related work experience
Coursework or certification in mortgage banking, real estate finance, or loan processing
Familiarity with mortgage systems (e.g., Calyx, Encompass, ICE, MERS)
Training in compliance regulations (RESPA, TILA, QM, TRID)
Work Schedule
Availability to work flexible hours, including evenings or weekends, as needed
Physical Requirements
Largely sedentary role
Occasional ability to lift up to 20 pounds
