The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects. May be assigned responsibility for one or more projects at a time. Maximizes project profitability and promotes the Layton objectives and goals. Achieves quality and safety standards and exceeds owner expectations by delivering predictable outcomes. This position will be in person in Fort Pierce, Florida.
Responsibilities
Champions “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
Ensures that “Constructing with Integrity” is delivered by working with honesty, unity, safety, and quality of work.
Works with Layton’s “Two in the Box” approach with the Superintendent to ensure successful project delivery and strengthen client relationships.
Assists in the preparation of estimates for the project and prepares project budget.
Leads the project team in preparing the project management plan (PMP) and conducts pre-award and pre-construction meetings.
Participates in value engineering, negotiation and preparation of project subcontracts, and obtaining permits and resolving regulatory requirements as necessary.
Prepares a project schedule and milestones in coordination with the project superintendent.
Controls contract documents and plans the successful execution of the construction contract.
Manages project materials and equipment procurement within the project budget and schedule.
Monitors the project site for quantity, cost, safety, quality, and schedule performance with the project Superintendent and develops project quality, safety, and risk management plans.
Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact.
Develops monthly client pay requests and follows up on collection.
Controls the payment of job costs, coordinates with the job cost accountant, and participates in monthly accounting and project reviews.
Manages all final closeout procedures for the project, including as-built drawings, close out, and letters of substantial completion and recommendation.
Interacts with Estimating to provide project cost information for the estimating database.
Manages client relationships and all meetings with the client.
Performs other related duties as assigned.
Qualifications
Bachelor’s degree in civil engineering, construction management, or related field, or equivalent education and experience.
Preferably at least 5 years of experience in commercial construction.
Understanding of estimating concepts to verify bids, understand market rates, and process change orders.
Understanding of contractual language and concepts and how to protect the company while providing quality service; working knowledge of construction laws and practices.
Understanding of building codes and design requirements, plans, blueprints, and specifications.
Effective teamwork and ability to delegate to other team members to achieve goals.
Skilled at verbal and written presentations and communications.
