Reports to: Property Manager Position Type: Non - Exempt Job Description

The Facilities Technician is responsible for supporting the Property Manager and Property Coordinator in executing safety protocols, troubleshooting building systems, coordinating with vendors and contractors, and performing hands-on repairs and preventive maintenance. This role requires certification or hands-on experience across a wide range of trades and the ability to read blueprints and technical schematics. The role supports maintaining property functionality, aesthetics, and safety. Key Responsibilities

Facilities Maintenance & Technical Repairs: Install, troubleshoot, repair, and maintain building systems per plans and schematics. Preventative maintenance and hands-on work across trades including: General Maintenance (furniture installation, caulking/sealing, door hardware, ceiling tiles); Drywall (installation, patching, texturing, sanding); Painting (interior/exterior prep and painting); Carpentry (light framing, door installations, molding, cabinetry); Plumbing (faucet/toilet/urinal repairs, pipe fitting, backflow testing, drain clearing, water heater maintenance); Electrical (outlet/switch rewiring, lighting, circuit troubleshooting, panel maintenance); HVAC/Mechanical (filters, fan coil, pumps, thermostat calibration, VAV, boiler/chiller troubleshooting); Concrete & Masonry (patching, epoxy, brick/mortar, grout); Roofing/Waterproofing (minor repairs); Landscaping & Grounds (sprinklers, exterior lighting, patching). Act as on-site liaison for external vendors/contractors; schedule, oversee maintenance activities, verify quality, ensure safety compliance. Maintain logs of contractor activity and work orders; manage inventory, records, MSDS, supplies, equipment, and tools. Ensure vendor work is completed efficiently, on time, and within scope. Office & Operations Support

Assist with setup/takedown of seasonal décor, mall events, and signage installations. Operate compactor and support janitorial tasks as needed; assist with landscaping and safety drills. Assist with budgeting input and training of team members; pursue safety training and development; provide customer service to tenants and visitors; respond to maintenance requests and service tickets promptly. Some shift work, including evenings, weekends, and emergency response. Repair, modify, or move retail merchandising units as needed. Other Duties

Provide superior, cooperative customer service; contribute to company growth. Note: This description covers typical duties but other duties may be assigned as needed. Develop personal and professional skills aligned with the role. Qualifications

High School Diploma or GED required Minimum 2–3 years of hands-on building maintenance or facility operations experience Valid Driver's License Ability to communicate clearly with management, employees, tenants, and external contacts Ability to read and interpret documents, plans, and schematics Strong work ethic; self-motivated; able to work independently Technical school graduation or trade certifications (HVAC, electrical, plumbing) OSHA General Industries 10-Hour is a plus Familiar with or able to learn Microsoft Outlook Bilingual (Spanish) welcomed Preferred but Not Required

Candidates with experience or certifications in the following areas will receive priority consideration: Fire Life Safety Systems (sprinkler systems, alarm panels, extinguishers) Elevator Systems (basic troubleshooting, maintenance support, inspection coordination) Physical Demands
