Overview
Building Manager (Custodial) (25-26 SY) – Elementary School Responsibilities
Cleaning and maintaining facilities; work cooperatively with principals and supervisors to ensure safety, cleanliness, and efficiency of building operations. Daily coordination with the Custodian Night Lead to determine building needs. Ensure building perimeter is free of debris; stock and restore restroom supplies; perform upkeep and minor plumbing and carpentry repairs. Remove trash from classrooms after breakfast; during lunch remove trash and sweep floors in the cafeteria; clean cafeteria after lunch and remove all trash. Perform first level of minor maintenance repairs, including plumbing, electrical, and carpentry. Inspect buildings for graffiti, damaged windows/doors/bricks, plugged downspouts, foundation concerns; report, repair, and/or clean as appropriate. Inspect interior and gym for damaged or missing hardware, tiles, doors, carpet, hinges, and other components; report, repair, and/or clean as appropriate. Conduct weekly roof checks, remove debris, report damages, and distinguish roof versus condensation leaks by inspecting ceiling tiles when possible. Service HVAC system by checking disconnects, resetting breakers, adjusting thermostats, and cleaning air supply/return grills. Service electrical system by replacing ballasts and bulbs, replacing emergency exit lights, resetting breakers, and maintaining guards over fixtures. Service plumbing system by installing valve kits, turning off water to appliances, replacing faucet washers, unclogging fixtures, and lighting pilots on appliances/water heaters. Assist in maintaining supply and equipment inventory and request supplies as needed. Qualifications
Education/Certification : High School Diploma, GED or 3-4 years of experience required Special Knowledge/Skills : Ability to read and understand cleaning, maintenance, and safety procedures; aptitude for completing tasks; ability to coordinate personnel; broad knowledge of school housekeeping; ability to perform minor plumbing and electrical repairs; ability to operate and train in cleaning equipment and supplies; ability to speak and understand English and Spanish (preferred) Experience : Six months custodial services experience Other Requirements
Demonstrate professional, ethical, and responsible behavior; serve as a role model for staff, students, and the public. Respond in a timely manner to urgent situations or emergencies (during or outside normal hours). Perform other duties as assigned. Safety: Follow safety procedures, operate tools safely, report unsafe conditions, wear PPE as required, and participate in ongoing safety improvements. Physical/Mental Demands
Tools/Equipment Used: Carpentry, plumbing, electrical tools; buffer, stripper, vacuums, shampooer, cleaning chemicals. Posture: Standing, sitting, kneeling, bending, pushing/pulling, twisting. Motion: Walking, stairs/ladder climbing, grasping, wrist movements, overhead reaching. Lifting: Up to 30 lbs daily without assistance; 30-55 lbs with assistance; more than 55 lbs with appropriate help. Visual: Depth perception; color discrimination. Environment: Indoor/outdoor work, slippery or uneven surfaces, rooftops, exposure to heat/cold, humidity, electrical hazards, dust, chemicals, noise, vibration; work around equipment and ladders; possible irregular hours.
