Overview
We are seeking a skilled and detail-oriented Commercial Project Manager to oversee and coordinate construction projects from inception to completion. The ideal candidate will possess a strong background in construction management, with expertise in estimating, blueprint reading, and hands-on experience in various trades. This role requires excellent organizational skills, the ability to manage multiple projects simultaneously, and a commitment to delivering high-quality results. Responsibilities
Assign resources for optimal results across division. Develop a thorough understanding of the contract documents and timelines. Develop planning protocols and set team expectations. Create master schedule and monitor execution. Conduct regular site inspections. Coordinate with estimators and sales teams to provide feedback and plan for jobs accordingly. Perform and review job costing on a weekly basis. Catalog and track submittals, RFI(s), PCO(s), quantities, and equipment. Liaison with subcontractors and all stakeholders to ensure efficient communication and execution. Maintain a strict calendar of deadlines, payments, and application processes. Notify upper management of collections or payment issues. Identify subcontractors and generate interest in projects. Target and contact vendors to price materials and equipment. Manage project closeout activities, including warranty documentation, final inspections, punch lists, and client sign-off. Implement and track project performance metrics, such as profit margin, labor efficiency, and change orders. Mentor and help develop field and office staff. Daily material and equipment tracking. Maintain daily activity reports from subcontractors and onsite help. Ensure company procedures and standards are maintained. Serve as the point of contact and leader for commercial division strategy and goals. Requirements
Proven experience of 5+ years in commercial project management or a similar role within the construction industry. Strong knowledge of construction processes including framing carpentry, fabrication, remodeling, heavy lifting techniques, and use of hand/power tools. Expert knowledge of roofing systems and techniques is preferred. Ability to read blueprints and schematics accurately. Experience with various trades such as masonry, plumbing, stucco application, caulking, tile laying, concrete forming is highly desirable. Excellent problem-solving skills with a hands-on approach to project challenges. Strong leadership abilities with effective communication skills to manage teams effectively.
