Property Manager II
Location: Charlotte, NC
Salary: $60,000 - $70,000 (based on experience)
Responsibilities
Collaborate with senior management to establish appropriate rent levels.
Review rent schedules and oversee preparation and submission of rent increases and renewals.
Maintain optimum occupancy levels.
Process timely and accurate move‑ins, move‑outs, recertifications, and renewals.
Approve rental applications in accordance with property standards and agency regulations.
Follow company marketing policies and reporting requirements.
Ensure the property tenant files are organized, complete, and accurate.
Maintain accurate Property Software Data at all times.
Ensure the site complies with applicable state and federal program regulations.
Ensure the property and grounds are well maintained.
Direct maintenance team to implement maintenance programs and controls.
Report property incidents, accidents, and injuries in accordance with company policy.
Resolve resident issues and conflicts promptly and per site guidelines.
Prepare the property’s annual budget for senior management approval.
Provide accurate financial reporting and monthly variance reporting.
Solicit bids and process purchase orders and invoices per Winn Purchasing Policy.
Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
Screen, hire, and train new personnel using company directives.
Promote staff efficiency and engagement through company and industry trainings and leadership instruction.
Use the Professional Development Program to develop, train, and engage site employees.
Conduct weekly staff meetings.
Requirements
High school diploma or GED equivalent.
1‑3 years of relevant work experience.
Less than 1 year of supervisory experience.
Knowledge of property management.
Knowledge of landlord/tenant laws.
Experience with computer systems such as Microsoft Office.
Excellent customer service skills.
Outstanding verbal and written communication skills.
Ability to multi‑task and manage a fast‑paced office environment.
Ability to work with a diverse group of people and personalities.
Superb attention to detail.
Preferred Qualifications
Bachelor’s degree.
Experience with Yardi or RealPage property management software.
Knowledge of LIHTC and HUD regulations.
Knowledge of marketing and leasing techniques.
NAHP – CPL, SHCM, CAM (MA - C3P) designations.
