Our client is seeking an experienced commercial real estate paralegal to support all legal aspects of their business operations of the Company, including development, construction, leasing, acquisitions, capital markets and property management relating to institutional quality real estate.
Responsibilities The Paralegal will:
Prepare and review leases, lease amendments and other related documentation in conjunction with leasing agents and asset managers.
Update the templates and exhibits of leases forming the groundwork of negotiating lease transactions in Company owned properties.
Aid with land use developments involving zoning, permitting, licensing and easements for buildings, development projects and land parcels.
Assist with documentation and reviewing of architectural, construction and consulting agreements, including review of change orders and payment applications.
Assist with preparation of letters of intent and purchase and sale agreements for acquisitions and manage completion and evaluation of due diligence items through closing, including title and survey objections, environmental assessments, and insurance coverages.
Monitor notice, reporting and consent requirements in partnership agreements and loan documents.
Aid asset managers and property managers with lease related issues and review of service and vendor contracts.
Assist with formation of corporate entities, preparation of resolutions and consents and updating of corporate governance documents.
Qualifications The Paralegal should have the following qualifications:
Bachelor’s Degree preferred
Paralegal Certification preferred
At least 5 years of practical experience with focus on real estate transactions
Particular knowledge of lease structures and leasing strategies
General understanding of real estate investments and operations
Excellent interpersonal skills, business judgment and positive attitude
Ability to work in a dynamic and collaborative environment
Ability to handle changing workload priorities and deadlines
Highly organized with professional demeanor
