Summary Responsible for overseeing and maintaining buildings, grounds and equipment at various facilities and all church properties. This position also requires the individual to be knowledgeable of a variety of general maintenance work to include minor carpentry, electrical, plumbing, HVAC, and painting. The incumbent is expected to provide sound decision-making within essential job functions, in keeping with organizational policies and guidance. Must be able to manage and oversee staff, including some volunteers.
Essential Duties and Responsibilities
Responsible for the care, cleanliness, maintenance, orderliness and safety of the parish facilities and grounds, and maintaining a neat, clean, safe, and organized environment.
Completes all maintenance work assigned and responds to after hour building maintenance and emergencies.
Perform repairs or general maintenance including minor carpentry, electrical, plumbing, HVAC, glazier, masonry, and painting tasks.
Conducts ongoing assessment of facilities and grounds, identifying areas of repair and maintenance as required.
Ensures all facility construction or modification projects comply with Archdiocese’s requirements, city/county codes and ADA requirements.
Maintains record of scheduled maintenance procedures.
Diagnoses mechanical problems and determines how to correct them, checking repair manuals, and parts catalogs as necessary. Ensures that heating and air conditioning units are functioning properly. Variance from expected norms will be addressed immediately.
Assists in transporting furniture and delivery of items to and from various facilities/sites, including special events set‑ups and tear‑downs. Should be proficient in reading, understanding and following instructions on basic diagrams for set‑up of meeting rooms, outdoor areas, and other spaces and facilities on campus.
Maintains security of campus buildings including checking, opening, closing and locking doors and windows, activating and deactivating building alarms and responding to alarm calls during and after regular work hours.
Inspects buildings and other structures to detect malfunction and areas of needed repair.
Performs and directs a variety of tasks in the maintenance and alterations of landscape areas: mowing, weeding, trimming grass and shrubs, minor tree trimming and debris haul‑off, as well as irrigation system operations and maintenance.
Prepares, sets up and breaks down meeting room set up per work order request to include tables, chairs and meeting equipment.
Serve as a coordinator for all Parish ministries/Committees that impact the facilities and grounds.
Maintains an inventory of facility maintenance items, and orders supplies as necessary.
Proposes an annual facilities and maintenance budget for parish needs, and participates in the budget process. Assists with capital improvement projects, and insurance claims and remediation.
Directs and oversees Facility Custodial staff which includes establishing and maintaining work schedules, conducting performance reviews, and addressing personnel and HR‑related issues.
Act as a point of contact for volunteer individuals assigned to complete facilities related projects.
Directs and oversees work of authorized contractors, vendors and technicians.
Ensures that buildings are secure when not in use and security systems activated when closing at night. Maintains the security of issued keys and security equipment, including passwords.
Assists Pastor/Business Manager in addressing any maintenance and grounds issues at the parish Rectory, as needed.
Additional Responsibilities
Performs the duties of Parish Safety Coordinator including:
Maintains a formal record of all inspections, tests, repairs and/or updates.
Maintains files of all municipal and state safety/security guidelines.
Maintains ADA equipment (AED equipment, first aid kits, etc.) ensuring equipment is up to code and in proper working order.
Completing regular inspection and operational performance of all fire and security alarms and equipment (fire extinguishers, sprinkler systems, etc.), scheduling and overseeing maintenance, repairs and updates as needed.
Serves as first point of contact for security and fire alarms.
Qualifications and Requirements
High school degree, GED or equivalent.
Two (2) years proven experience in building/facilities maintenance; management and direction of subordinate staff a plus.
Supports and adheres to the religious standards, policies and procedures of the Archdiocese of San Antonio.
Maintains confidentiality regarding sensitive matters.
Must demonstrate ability of serving collaboratively with other members of the parish staff. Must be willing to communicate and coordinate with members of the parish community with whom one may interact.
Strong organizational skills, and the ability to meet parish goals and deadlines.
Strong interpersonal skills and the ability to communicate to various levels of office staff, ministry leaders, parishioners and contractors/vendors.
Ability to work in a team environment, fostering a positive work environment.
Punctuality and reliability are a must to ensure efficient, safe, thorough and timely operation of the custodial/maintenance program. As important is the proper and respectful interaction with other staff, parishioners, guests and contractors/vendors under daily working conditions.
The church parish operates seven days a week, except for scheduled holidays. Custodial personnel will regularly work weekends and holidays as necessary according to schedules, and some early mornings and later evenings are necessary as the schedule requires.
Hired personnel will serve a 90-day evaluation and probationary period.
Meet all Archdiocesan employment requirements.
Provide proof of valid driver’s license and insurance.
Preferred Qualifications
Previous buildings maintenance manager experience.
Bilingual (English/Spanish)
Physical Demands/ Work Environment While performing the duties of this job, the employee is frequently required to stand, walk, sit, and occasionally required to climb stairs, balance, stoop, kneel, or crouch. The employee must frequently lift and or move up to 50 pounds. The noise level is moderate in the environment. The employee will be familiar with personal protective equipment and its proper usage.
