Job Summary Perform technical work in the installation, operation and maintenance of the Heating, Ventilation and Air Conditioning (HVAC) automated control systems and the maintenance of building automated Energy Management systems (EMS) at the University of South Carolina’s Columbia campus.

Minimum Qualifications

Job related accreditation from a technical school or an applicable skilled trades program.

3 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience.

Preferred Qualifications

High school diploma and 5 years of experience in the operation and maintenance of HVAC mechanical and building control systems and associated peripheral devices.

Experience in building mechanical systems and/or advanced refrigeration systems with knowledge and experience in a diversified maintenance environment.

Knowledge, Skills, & Abilities

Exceptional working knowledge of HVAC controls and EMS systems, mechanical equipment, pumping and steam systems, chilled and hot water systems, and a sound knowledge of air conditioning, heating, ventilation, electrical and other related trades.

Strong leadership abilities, good interpersonal skills, and the ability to interface and work well with subordinates, peers, outside departments and other business professionals.

Proficiency in leading by example, solving problems, taking initiative, developing strong customer relationships, measuring cost and performance, keeping accurate records, communicating effectively, developing proper procedures, and preparing reports.

Key Responsibilities

Under limited supervision, maintain and follow a safe, productive, cost‑effective, and comprehensive planned and corrective maintenance program for all facility building automated HVAC control systems by receiving work orders.

Communicate with supervisors, HVAC mechanics, and customers to plan, inspect, verify, and problem‑solve potential causes.

Perform reactive and preventative maintenance on devices and equipment including pneumatic, electric, direct digital controls and associated EMS hardware.

Perform non‑major mechanical repairs and maintenance for Central Air Handling units, Multi‑zone units, fan coils, VAV units, fume hoods, pumps, valves, research refrigeration units and other similar equipment.

Ensure all DDC/EMS related needs are performed per specifications, common practices, and safety requirements while maximizing energy savings and resolving customer comfort issues/complaints/service calls.

Operate and maintain the campus Direct Digital Control (DDC) Central Energy Management System (EMS) by monitoring computer systems, running diagnostics, and responding to system alarms.

Read control drawings for proper control operating parameters, sequencing, investigating, and repairing field control related equipment problems.

Apply continuous improvement principles for program development and enhancement and implement HVAC control strategies to optimize energy efficiency, reduce costs, and provide solutions to users.

Coordinate with Johnson Controls Metasys Energy Management System and HVAC systems, develop, implement, analyze, distribute, and file various data reports.

Use data to determine proper functioning of equipment, investigate problem areas, and track system operation, maintenance history, and equipment calibrations.

Communicate effectively with campus customers, supervisors, Work Management Center, Area Maintenance personnel, and contractors; answer basic trend analysis questions to ensure customer comfort and satisfaction, lower university energy consumption, and maintain accountability to university funds.

Assist with capital projects to ensure equipment meets campus design standards and is in proper operating conditions prior to O&M projects turnover.

Provide informational instruction and/or training in the operation and maintenance of HVAC control systems and field devices to less experienced personnel.

Perform administrative tasks including maintaining daily time sheets and records, assisting supervisor with inventory control, and managing procurement of maintenance supplies and materials.
