area. This role requires strong plumbing, electrical and HVAC trade skills, a customer-service orientation, and demonstrated leadership with a commitment to quality service for residents.

Overview In this hands-on, on-site role you will manage and coordinate activities of a service team to ensure upkeep, inventory and repairs of grounds and buildings are completed efficiently, while working as part of the team to complete maintenance duties. You will diagnose problems and perform repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural and appliances. You will schedule and directly supervise all in-house and/or vendor work. You will share on-call with other team members. The effective performance of our service team helps maximize rents and maintain high occupancy by following professional maintenance practices, quality control and policies and procedures. Our service team is customer-service driven, creating a lasting impression on visitors, prospects and residents.
Responsibilities
Manage and coordinate activities of a service team to ensure upkeep, inventory and repair of grounds and buildings are completed efficiently; work as part of the team to complete all maintenance duties.
Diagnose problems and make repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural and appliances.
Schedule and directly supervise in-house and/or vendor work.
Share on-call responsibilities with other team members.
Hands-on role that supports maximizing rents and maintaining high occupancy through professional maintenance practices, quality control and adherence to policies/procedures.
Our maintenance team is customer-service driven, influencing visitors, prospects and residents.

Compensation
Pay
– starting at $25 per hour depending on experience
On Call Bonus
– $150 per week (calls or no calls) plus $150 per holiday on call bonus
Quarterly Bonus
– up to $1,110 potential (based on property and team performance)

Requirements
Minimum 4 years of trade-related experience, with at least 1 year of hands-on apartment maintenance lead, assistant or supervisory experience.
Strong working knowledge of building maintenance including electrical, plumbing, appliance repairs, interior/exterior maintenance and carpentry.
EPA/CFC refrigerant certification required (Type I and II or Universal).
Hands-on HVAC repair experience required.
Computer skills to manage work orders, schedule turns, order supplies and communicate via email.
Willing to share on-call with other team members.
Valid driver's license, transportation and tools required.
DMV and background/criminal check will be conducted.
