MAINTENANCE SUPERVISOR The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager to oversee the activities of assigned staff and vendors to maintain the property. Responsibilities

Maintenance Management: Regular/daily onsite attendance is required; coordinate, schedule, and respond to resident/management requests and work orders; ensure repairs and replacements necessary for common areas and units; inspect grounds, buildings, and community features daily to identify hazards and liability concerns; manage and order maintenance supplies and inventory within budget; maintain a preventative maintenance program; maintain an organized maintenance shop with safety and OSHA compliance; participate in unit inspections; plan and utilize property resources, equipment, and supplies; give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (walk units to verify make-ready and work orders). Personnel Management: Under the direction of the Community Manager, supervise, train, and schedule maintenance staff; monitor work progress and provide coaching; support performance evaluations; ensure staff development and adherence to Asset training benchmarks. Customer & Resident Relations: Manage excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community; enforce policies consistently with residents. Qualifications

High School Diploma or Equivalent EPA & CPO certification required; HVAC preferred Ability to understand and perform all on-site software functions; basic computer skills Knowledge of Fair Housing Laws and OSHA requirements Physical requirements

Small to Mid-Sized properties

On-site duties require mobility around the property, daily communication with team and residents, repetitive movements with wrists/hands, and ability to work overtime, weekends, and on-call emergencies. Physical tasks include climbing stairs/ladders, reaching, lifting up to 100+ lbs, exposure to outdoor elements and hazardous chemicals. Large-Sized properties

Similar on-site mobility and manual tasks with emphasis on larger staff coordination; ability to work overtime, weekends, and on-call emergencies; lifting and moving heavy objects and exposure to hazards. Licenses & Equipment

Must have reliable transportation due to the on-call emergency requirement. Salary Range

$25.00 per hour to $28.00 per hour Seniority level
