Mechanical Preconstruction Manager The Mechanical Preconstruction Manager is responsible for conceptual budgeting and detailed estimating of HVAC, plumbing, and related systems—including process‑specific systems—while also handling thermal energy distribution, site and roof drainage collection systems, sanitary sewerage, and domestic/fire water system utilities and infrastructure.

This role works alongside other HPM team members to anticipate and fully account for the scope of work related to mechanical systems during early conceptual budgeting and when assembling detailed estimates based on construction drawings and specifications. The role supports multiple preconstruction managers and requires experience handling multiple concurrent projects.

Travel may be required up to 10% of the time.

Responsibilities

Provide cost budgets for plumbing and HVAC systems, including planning quantity surveys, sub‑ and vendor solicitation, preparation of scope sheets, estimate preparation, review, and presentation.

Provide all estimating project support related specifically to plumbing and HVAC systems.

Prepare and maintain the Mechanical Systems project estimates and related value‑engineering options.

Effectively communicate with manufacturers, vendors, general contractors and owners throughout the preconstruction process, build relationships, evaluate proposals, and ensure accuracy of scope of work and pricing.

Confer with manufacturers, vendors, general contractors, owners and HPM team members on changes and adjustments to cost estimates.

Solicit and maintain communication with subcontractors and vendors.

Review drawings and plans for conflicting dimensions, elevations, and discrepancies, highlighting any issues.

Review plans and specifications to prepare quantity surveys using both 2‑ and 3‑dimensional tools.

Research and communicate to the HPM team members changes in industry trends, new technologies/materials, energy code requirements, commodity pricing fluctuations, and labor issues.

Provide conceptual cost budgets and iterative detailed cost estimates based on the level of design documentation available for a given project phase.

Requirements

Bachelor's Degree in Building Science, Construction Management, Mechanical Engineering, or a related field.

10‑15 years of experience within a pre‑construction/estimating environment, working with large commercial or industrial projects specifically focused on HVAC, plumbing systems process, piping, and utilities.

Advanced knowledge of principles and practices of construction cost estimating, value engineering, conceptual budgeting, and scheduling.

Proficient in MS Office, estimating and scheduling software; experience with BIM software and Trimble AutoBid (or similar software) is preferred.

Valid driver’s license required.
