Position Overview As Maintenance Supervisor, you’ll take pride in overseeing the physical condition of a community and leading the charge on repairs, preventive maintenance, and vendor coordination. You’ll be the go‑to expert for keeping our community in top shape—and ensuring our residents feel proud of where they live. This is a hands‑on leadership role with real impact.

Key Responsibilities

Complete work orders efficiently and professionally in both occupied and vacant units.

Follow through on outstanding repairs to ensure timely resolution.

Ensure all make‑ready units are cleaned and prepared for new move‑ins.

Conduct regular inspections of property exteriors and common areas to identify repair needs.

Lead the implementation of the property’s preventive maintenance plan.

Follow key control procedures and maintain accurate documentation.

Supervise and support maintenance team members, including Assistant Maintenance and Groundskeepers.

Coordinate with vendors and inspect contracted work for quality assurance.

Maintain an organized and safe maintenance shop and storage areas.

Ensure proper use and security of tools, supplies, and equipment.

Maintain a safe environment in compliance with OSHA and company policies.

Uphold Bellaire’s drug‑ and alcohol‑free workplace standards.

Oversee HVAC maintenance and maintain certifications as required.

Respond to emergency calls as part of an on‑call rotation.

Maintain stock levels of essential maintenance parts and tools.

Monitor and manage maintenance expenses in line with property budgets.

Contribute to budgeting discussions regarding capital improvements and property needs.

Qualifications

1–2 years of hands‑on maintenance experience; supervisory experience preferred.

High school diploma or equivalent required.

HVAC certification required; EPA Universal preferred.

Proficiency in plumbing, HVAC, electrical, carpentry, and appliance repair.

Strong communication, organizational, and leadership skills.

Ability to lift up to 100 lb and work in variable indoor/outdoor conditions.

Work Environment & Physical Requirements This role involves regular walking of the property, climbing stairs, lifting heavy items, bending, and operating tools.
