Maintenance Supervisor
– Friendship Court,
Anderson, South Carolina
Maintain high standards in a vibrant community. Oversee and perform technical and mechanical work to ensure our buildings, grounds, and amenities shine with cleanliness, safety, and functionality.
Responsibilities
Completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
Inspect the building and property daily, addressing safety issues promptly.
Perform routine preventative maintenance and respond to emergency repairs after hours.
Make budget recommendations for maintenance line items to the Community Manager.
Order and maintain inventory of building materials and supplies.
Coordinate with contractors and vendors to obtain bids for repairs and replacements.
Ensure the general upkeep of building common areas and grounds.
Perform other duties as assigned.
Compensation $26.00 - $28.84 / hour

Qualifications
3+ years of experience in general maintenance.
Affordable housing/residential experience preferred.
Experience with Real Page One Site or similar software preferred.
Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
General knowledge of Microsoft Office.
Ability to lift and move up to 50 lbs.
High school diploma or equivalent; certification in a related trade preferred.
Must be able to participate in the emergency on-call rotation as needed.
Dedicated to exceeding expectations, leading by example, and by providing exceptional service.
2+ years of direct supervisory experience is a plus.
Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem‑solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident‑centered environment, ensuring empathy, respect, and cross‑functional success in all interactions.
