Maintenance Supervisor

Responsibilities

Plan, schedule, and supervise the maintenance staff in the performance of daily activities including maintenance, installation and repairs, service requests, turns, and cleaning of grounds and common areas. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Conduct regular safety inspections of the property, correct unsafe practices, and train maintenance staff in the proper handling of chemicals, supplies, and equipment. Participate in department or regional meetings and community events; lead safety and department meetings with staff members. Coordinate with vendors and contractors for installation, maintenance, and repair work. Maintain the department budget and ensure projects and scheduling stay within budgetary guidelines. Prepare specifications for major planned projects, negotiate and solicit bids with contractors and vendors; inspect vendor work for quality and conformance to specifications and cost requirements. Purchase and order maintenance supplies, materials, and appliances efficiently; maintain appropriate inventory levels. Ensure service requests are appropriately assigned and completed within required time frames. Oversee make-readies and other maintenance projects to ensure timely and accurate completion according to WBPC’s quality standards. Maintain and update all assigned service requests using Yardi Mobile until completion and closure. Troubleshoot and train maintenance staff on various trades to assess item functioning and recommend repairs or replacements. Adhere to safety policies and ensure a safe work environment for all employees. Comply with OSHA safety regulations and applicable laws, including WBPC’s operating procedures and policies. Qualifications

Minimum of 5 years’ related maintenance experience; property management experience is preferred. Proven ability to supervise and lead a large team. Advanced understanding of basic trades (electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair). Certifications preferred (HVAC and EPA). Effective communication with management, partners, subordinates, vendors, or residents to exchange information and provide/work direction. Proficient with small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair. Basic computer skills (mobile device and PC). A valid license may be required for this role. Must be available for regular on-call work, emergency calls, and off-hours/overtime as required. Must be able to lift up to 50 lbs. Benefits
