The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the maintenance of the property and overseeing the activities of assigned staff and vendors. Essential Duties & Responsibilities
Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure all repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions Manage and order maintenance supplies inventory while adhering to budget guidelines Maintain a preventative maintenance program Maintain a well-organized and properly stocked maintenance shop with safety and OSHA compliance Maintain hazard communications program; promote safe work practices Participate in unit inspections as requested Responsible for essential control of community Maintain accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, make-ready status, and work in progress Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit Participate in on-call emergency at community Plan for and utilize property resources, equipment, and supplies economically Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Personnel Management
Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff Check work progress daily; provide immediate assistance and instruction as needed Provide Community Manager input regarding employee performance evaluations Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks Promote harmony and quality job performance of staff Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives Ensure consistency in dealing with residents on all matters Enforce community policies as delegated Education/experience
High School Diploma or Equivalent EPA & CPO certification required; HVAC desired Ability to understand and perform all on-site software functions; basic computer skills required Must have basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
MS @ Small – Mid Sized Properties with smaller staff: While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another; communicate with others; use wrists, hands, and fingers in repeating motions; identify and inspect objects and areas; work overtime, weekends, and night hours (on-call property emergencies) MS @ Large Sized Properties with large staff: The employee is regularly required to move about to accomplish tasks; use wrists, hands and fingers; operate machinery and power tools; work overtime, weekends and night hours; exposure to outdoor weather and hazardous chemicals License/equipment
