This position is responsible for maintaining the physical integrity of the property at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. It is the duty of the Maintenance Mechanic to follow all directives given by the Facility Manager and Real Estate Asset Manager. Cultivate resident satisfaction Protect the investment of the property Complete or abate all emergency work orders within 24 hours Complete all urgent work orders within 48 hours Complete all routine work orders within 72 hours Duties and Responsibilities Conduct all business in accordance with the NHA policies and procedures, state and federal laws, OSHA, ADA, fair housing, etc. Perform activities to maintain the continuity of essential environment services in order to guarantee resident comfort and security. Conduct building walk-downs daily and replace all burnt out bulbs from hallways and stairwells and batteries in emergency lighting as needed. Maintain curb appeal of the property at all times. Trash-out vacant units within 48 hours. Complete assigned work orders according to company guidelines. Strip and wax assigned floors quarterly. Monitor supplies and advise supervisor of items needed as necessary. Respond to after hour emergency calls when necessary. Preventive Maintenance / Safety Follow NHA guidelines in proper storage of chemicals, maintaining maintenance data sheets current and readily accessible. Be aware of the condition of physical property throughout the property and immediately report unsafe conditions, e.g., broken steps, open holes, broken/burned exterior, broken doors, locks, inoperable smoke detectors, gas leaks. Perform minor and routine maintenance on all appropriate equipment on a regular basis, and inspect and maintain all tools in excellent condition. Instill a safety-first attitude not only with maintenance but also with all residents. Follow NHA guidelines for wearing safety items. Maintain accurate records regarding preventive maintenance, service requests (received and completed), vacancy reductions status, work in progress, etc. Train Janitor helpers in various areas of repairs, cleaning, etc. Assist in the completion of annual inspections. General Perform electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. Perform plumbing work, such as clearing stoppages, replacing fittings, etc. Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, stripping and waxing floors. Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. Assist with grounds work when necessary. Perform limited exterminating services when required. Participate in a standby emergency schedule for evening, weekend, and holiday coverage. Be responsible for stock control and utilization of maintenance materials. Perform scheduled maintenance on all equipment based on the manufacturers' recommendations and operating manuals. Have knowledge regarding water and gas cutoffs, all apartments and fixtures cutoffs, and sewer cleanouts. Have constant knowledge regarding contracts and suppliers, their services and goods. Assist with move-in and move-out inspections. Ensure that all apartment repairs and services are completed correctly and in a timely manner. Report all major repairs and requisitions to senior site staff. Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as necessary. Complete unit trash out within 48 hours. Perform work area clean-up and safety-related duties. Perform any additional duties as assigned by NHA senior staff. Qualifications High school education or equivalent. Five to seven years of related experience is required to acquire a thorough knowledge of low-pressure gas/oil fired boilers, central and unitary air conditioning, domestic water, electrical, plumbing, and life safety systems. Valid driver's license. Full-time maintenance experience or experience in a related field. In-depth working knowledge of general maintenance practices and repairs (tile, concrete floors, painting, plastering and drywall patching, basic carpentry, and appliance repairs). Maintain open lines of communication with internal and external contacts for continuing operations and resolution of problems. Internal contacts include company personnel on site or off and residents. Concern for work safety programs. Ability to assist management in daily duties. Must acquire a State of New Jersey Black Seal License within 1 year of employment. Vision Requirements:

Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instructions from staff and complaints from residents. Constant need to see small details when performing routine maintenance duties. Hearing Requirements:

Constant need (66% to 100% of the time) to communicate with staff, residents, vendors, and must use listening skills to diagnose needed repairs, etc. Speaking Requirements:

Constant need (66% to 100% of the time) to verbally communicate with assistants, residents, vendors, NHA, and residents. Equipment Required:

Required to wear back support, safety shoes, goggles when working with specific equipment, wear masks and gloves, and other safety equipment as tasks dictate. Work Hours:

40 hours per week. Weekend circumstances warrant on-call on a rotating basis for emergencies. Equipment / Machinery / Tools:

An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following: Hand tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, post hole digger, etc. User moved aids: wheelbarrows, dollies, hand trucks, buckets, hoist, jacks, step ladders, double ladders. Physical Requirements:

Make ready needs. Release elevators when necessary. Conduct building walk-downs. Push or pull Move equipment Reach above shoulder: Perform routine maintenance/repairs, stock and remove equipment. Climb ladders: Perform routine maintenance/repairs. Grasp / Grip / Turning: Handle tools, equipment, perform routine maintenance/repairs. Finger dexterity: Handle tools and equipment, perform routine maintenance/repairs. Writing: Inventory maintenance, requisition request, required maintenance reports. Over 150 lbs: Rare need (less than 1% of the time). 75-150 lbs: Occasional need (1% to 33% of the time). 25-75 lbs: Frequent need (33% to 66% of the time). 1-25 lbs: Constant need (66% to 100% of the time). NOTE:

Lifting and carrying of weights exceeding 50 lbs is often accomplished with assistance from one or more persons. Examples:

Washer, dryers, refrigerators, A/C units, abandoned furniture, etc. Indoors (66% to 100% of the time), frequent outdoors (33% to 66% of the time), all conditions, often for extended periods. Occasional exposure (1% to 33% of the time) to paint fumes, solvents, adhesives, etc. Frequent need (33% to 66% of the time) to work in awkward and confining positions. Reasoning Development:

High Moderate - Must be able to apply logical thinking to define problems, collect pertinent information, establish facts, and draw valid conclusions and initiate proper course of action. Must effectively convey ideas, images, and goals to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviation.
