Summary
Under the direction of the Director of Property Management, the Property Manager’s role is to effectively administer all aspects of leasing and maintenance of rental property. Responsibilities include: procuring new business; marketing available units; maintaining healthy tenant relations; routine property inspections; and keeping accurate records. Key Areas of Responsibility
Management Agreements & Owners
Effectively manage owner properties and make decisions that minimize vacancy/expense and maximize return. Deep understanding of the Management Agreement instrument and owner needs. Educate owners when requests conflict with professional standards or rights of others.
Marketing
Determine fair market using local MLS data. Prepare and submit listings for MLS, Navy Housing, etc. Respond promptly to inquiries on active listings. Screen applicants for rental history, income/employment, and credit history. Negotiate rent amounts and lease terms in the best interest of the owner.
Leases and Tenants
Enforce Lease Agreements and maintain tenant relations through timely communication. Respond to tenant requests within 1 business day.
Inspections
Move‑in Inspection: comprehensive initial inspection and inventory. Routine Inspections: periodic visits at least once per year. Move‑out Inspection: final inspection within 72 hours of vacancy.
Maintenance and Repairs
Understand basic building systems (HVAC, appliances, plumbing). Respond promptly to repair requests and be on site when necessary. Perform preventative and routine maintenance to keep property in good condition. Maintain a list of qualified contractors and negotiate best prices.
Knowledge of Landlord‑Tenant Law
Understand SCRA, local city codes, and other relevant regulations.
Clients and Customers
Owner is the client; tenant is the customer; balance wants and needs while respecting rights.
Requirements
Valid Real Estate License in the state in which you manage property. Valid driver’s license and a vehicle for daily use. Proficiency in Microsoft Office. Basic accounting knowledge. Effective time management skills. Professional and tactful communication with co‑workers, clients, vendors, and contractors. Physical ability to climb stairs, lift reasonable weights, and access attics and crawl spaces. Mechanical aptitude and understanding of basic electrical, HVAC, carpentry, and plumbing repairs.
