We are looking for a career oriented Apartment Maintenance Supervisor to join our team at The Gates of Rochester in Rochester, MN. The Maintenance Supervisor is responsible for getting apartments ready in between residents, on‑site maintenance calls, and preventative maintenance.

Schedule: Monday - Friday 8:00 AM to 4:30 PM day shift hours, on‑call 1 week every 4 weeks. $100 bonus every week you're on‑call plus a minimum 1.5 hours for an emergency. Full Time - Year Round work. No layoffs and overtime potential available.
What we are offering:
$28- $30/HR
Yearly raises up to 5%
Quarterly maintenance bonus structure, up to $4,000.00 Per Year!
On-Call Bonus, $100.00 a week when on‑call. Min 1.5 hours of pay for any call.
$50.00 On Call Bonus paid per day for any major holiday worked
401k planning and pre‑tax contributions including a 3% matching component.

Qualifications/Duties
Supervise Maintenance Team of 7
Make Ready / Turning Units in between tenants
Painting/Staining both interior and exterior applications
Working hand in hand with the Property Manager on a monthly budget review
Manage and adapt a preventative maintenance program
Managing coverage of a 24/7 emergency cell phone
Snow removal (when applicable)
Pool maintenance (where applicable)
Assist in capital projects including but not limited to rehab and/or major repairs
Assist in managing 3rd party vendors including gathering 3 bids for projects
4+ years’ experience in maintenance, including 2+ years in multi‑family housing
2+ years HVAC experience and EPA Certification preferred
Certified Pool Operator preferred.
Experience managing/supervising 2+ employees
Drywalling including painting and carpentry
Working knowledge of plumbing including sweating copper pipe
Working knowledge of electrical including outlets, switches and light fixtures
Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
Water heater knowledge both electric and gas
A maintenance skills assessment is administered during the interview process for this position.
This role requires pre‑employment screenings that include a criminal background check and a drug screening (we do not check for THC).
