Job Summary
The Project Manager/Estimator will be responsible for estimating and managing direction on commercial construction projects focusing on framing and drywall. This role requires a deep understanding of construction processes, material and labor, as well as strong analytical and communication skills. This role involves reviewing blueprints, specifications, and other documentation to calculate overall expenses for commercial construction projects involving metal stud framing, drywall installation, and related scopes of work. The Project Manager/Estimator serves as the primary contact and monitors construction progress, along with financial activities in collaboration with the other project managers, estimators, subcontractors, clients, and foreman to support successful project outcomes.
Key Responsibilities
Analyze construction plans, blueprints, and specifications to determine scope of work for metal studs or wood framing, drywall, insulation, and related finishes. Conduct detailed plan review to identify potential risks, value engineering opportunities and cost-saving alternatives.
Use estimating software (e.g., On-screen Takeoff, Plan Swift, Estimating Edge, or similar tools) to perform takeoffs and generate reports.
Calculate quantities of materials (e.g., metal studs, drywall sheets, screws, tape, and joint compound) as well as labor hour requirements for installation. Have the knowledge to calculate indirect costs such as overhead, equipment, rentals, and contingencies.
Review and respond to invitations to bid (ITBs), requests for proposals (RFPs), and other bidding documents. Compile information into CRM/Bid Tracking Tools.
Build, collaborate, and maintain lasting relationships with clients, general contractors, subcontractors, and field teams.
Collaborate with suppliers and subcontractors to obtain pricing for materials and services.
Assist in project handoffs to operations teams, providing detailed estimate breakdowns and clarifications.
Provide overall direction and leadership for an entire project with collaboration with project foreman.
Order materials and coordinate deliveries with vendors to meet project schedules.
Regularly review and maintain accurate records of estimates, bids, and historical data for future reference, job productivity tracking, job profit and loss review, and WIP schedule.
Stay up to date on industry trends, material costs, and building codes relevant to scopes of work performed.
Requirements, Skills & Qualifications
Bachelor's degree in Construction Management, Engineering, or related field is preferred, but not required.
Minimum of 7-10 year’s experience in commercial framing and drywall project management.
Strong mathematical and analytical skills for precise calculations.
Knowledge of light gauge framing and drywall.
Attention to detail with the ability to work under tight deadlines.
Ability to work collaboratively in a team environment and contribute to the overall success of the projects and company.
Proficiency in various software such as Procore, Estimating Edge, and Microsoft Office.
Must have excellent communication skills (verbal and oral).
Strong attention to detail and accuracy, with strong organizational skills.
Must be self‑motivated and proactive in carrying out duties.
Strong problem‑solving skills with the ability to anticipate project challenges and develop solutions.
Willingness to work onsite in Cokato or Burnsville office and travel to jobsites as needed.
Must have a valid driver’s license.
Bilingual (English/Spanish) is a plus.
Certifications such as Certified Professional Estimator (CPE) or similar are a plus.
