Chief Engineer at The Eight for KG Investment Properties
The Building Engineer is responsible for overseeing the daily operations, maintenance, and functionality of a Class A high‑rise office building. Reporting to the Chief Building Engineer or property management leadership, this role ensures the efficient and safe operation of all building systems. Key responsibilities include preventive maintenance, vendor management, tenant support, staff supervision, regulatory compliance, and proactive project coordination.
Duties & Responsibilities
Building System Oversight – Continuously monitor HVAC, mechanical, electrical, plumbing and other critical building systems, troubleshoot malfunctions, respond to emergencies, and implement corrective measures.
Preventive Maintenance & Scheduling – Implement daily, weekly, and monthly maintenance plans using a work order system, conduct filter changes and chemical treatments for cooling towers and water features, and perform routine mechanical/electrical checks.
Tenant Requests & Customer Service – Respond to work orders and tenant requests promptly, communicate status, coordinate with fire and police departments for safety issues, and serve as on‑call support after business hours.
Continuous Improvement – Evaluate systems and procedures, recommend upgrades, process improvements, or new technologies to improve efficiency or reduce costs, and stay current with industry standards, local codes, and sustainable best practices.
Other Duties as Assigned – Perform duties delegated by leadership to support overall property success.
Required Skills, Education & Qualifications
High School Diploma or equivalent required; vocational or technical training in building engineering or related field preferred.
07 Electrical Certification (or 07 electrical trainee with test eligibility from L & I) required.
EPA 608, BOMA certifications, or other relevant licenses/certifications are advantageous.
Experience & Technical Knowledge
Minimum 3–5 years of commercial building maintenance or engineering experience, with experience in HVAC, mechanical, electrical, and plumbing systems.
Hands‑on experience with preventative maintenance schedules, work order systems, and troubleshooting complex mechanical/electrical equipment.
General knowledge of building expense budgeting and variance reporting.
Communication & Interpersonal Skills
Effective communication with tenants, vendors, and internal teams; professionalism and excellent customer service.
Collaborative across departments (leasing, construction, property management) to align objectives.
Basic office software skills (Word, Excel, Outlook) for documentation, scheduling, and reporting.
Experience with digital work order or building management systems (e.g., Cove) strongly preferred.
Physical Requirements
Ability to lift and/or move 50 pounds regularly, 75 pounds frequently, and up to 100 pounds occasionally.
Comfortable working on‑call after business hours; able to respond to emergency calls.
Valid driver’s license and reliable transportation.
