JOB TITLE: Associate Construction Manager DEPARTMENT: Platform Delivery REPORTS TO: Construction Manager or Senior Construction Manager SUMMARY: Assist in the management of all aspects of construction projects, from planning to closeout, to ensure performance certainty, including safety, project turnover dates, cost control, quality of craftsmanship, and customer satisfaction. Provide leadership and direction in construction management policies and fostering key relationships to include general contractors, trade partners, AHJs, and other essential project vendors and suppliers. Work closely with the Senior Construction Manager and/or Director, Construction Management in the development and implementation of construction management best practices, procedures and tools.
Responsibilities
Travel may be required to support additional projects and pursuits. Projects are expected to be throughout North America and could extend into LATAM, South America, and EMEA.
Support the day-to-day operations of construction projects.
Lead and coordinate large, fast-moving, complex projects requiring high levels of coordination and proactive leadership.
Support projects from inception through customer or business turnover, with emphasis on preconstruction, construction, commissioning and turnover phases. Serve as primary support to the Construction Manager (CM) or Senior Construction Manager (SCM) for the project lifecycle.
Provide guidance and project leadership in ground-up construction, remodels, renovations, and fit-outs, ensuring performance certainty.
Organize and lead cross-functional work groups across design, engineering, procurement, legal, finance, IT, operations, and other areas to achieve construction management best practices.
Develop collaborative relationships with the construction community, including general contractors, MEP trade partners, local Authorities Having Jurisdiction, design partners, and other key vendors.
Manage project budgeting from inception through design phases to building turnover, and use design-phase cost data to influence decisions.
Direct as many as 25+ external vendors per project (e.g., general contractors, A&E design teams, commissioning agents, equipment suppliers).
Assist in development and implementation of company and departmental processes and best practices within areas of responsibility.
Create tools to empower contracting and design partners to innovate in project delivery and solve challenges.
Ensure effective contract administration including generation, review, management, and monitoring of prime contracts, subcontracts, change orders, and cost forecasts; maintain internal controls at each step.
Inspect work to ensure it meets quality, specification, and schedule requirements.
Advocate for self-growth and professional development opportunities.
Provide subject-matter expertise and timely status reporting to management and senior leadership.
Coordinate with the DM for project communications and escalation procedures with both internal and external stakeholders.
Collaborate with sales and solutions engineering to ensure technical deliverables are met and customer contracts are delivered successfully.
Interface with customers throughout fit-out design, construction, and integration to ensure successful project outcomes.
Manage projects with the business in mind, aligning with directives from CRC/SLT/Board.
Maintain a mindset of continuous improvement, creativity, efficiency, and innovation.
Minimum Qualifications
Bachelor’s degree or equivalent in engineering, construction management or related field.
2+ years of progressive experience in managing commercial construction projects or programs; data center experience strongly preferred.
Knowledge of lean construction methodologies and tools.
Active listening and collaboration skills to engage stakeholders in decision making.
Understanding of project delivery methods (IPD, Design-Build, Design-Bid-Build).
Understanding of contract methods (lump sum, CM at risk, open book GMP, etc.).
Working knowledge of building construction and project management processes and data center design.
Ability to analyze construction documents (drawings, specs, contracts).
Competency in CPM scheduling, cost estimating, proposal development, document management, and contract administration.
Proficiency in Microsoft Office, Microsoft Project, and other industry software.
Strong leadership, communication, negotiation, analytical and team-building skills.
Ability to multi-task in a fast-paced environment; highly organized and detail-oriented.
