Maintenance Supervisor – Coastal Ridge Real Estate

Maintenance Supervisor

Coastal Ridge Real Estate . This full‑time position reports to the Property Manager and includes a competitive wage, quarterly bonus, renewal commissions, and on‑call pay.
Responsibilities
Oversee and lead the maintenance team, including training, motivation and development of team members to ensure daily tasks and larger goals are achieved.
Prioritize, assign and provide quality control of work orders performed by maintenance team members, monitoring the daily completion of work orders.
Supervise and/or perform high‑level, technically proficient and urgent/sensitive work orders such as HVAC, electrical, plumbing, general carpentry and items with larger legal implications.
Obtain contracts and proposals from vendors, negotiate best pricing and schedule and oversee completion of vendor work.
Manage and execute the turnover of units and make‑readies for new residents.
Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
Assist in the development, implementation and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
Assist the Facilities team in coordinating construction and rehabilitation projects, including planning, vendor engagement and bidding, progress inspections, scheduling, and approval of completed projects.
Maintain overall organization and cleanliness of work areas and maintenance shops.
Participate in on‑call emergency duties.
Perform other duties as directed and assigned.
Qualifications
High school degree or equivalent required; bachelor’s degree preferred.
At least 2 years of experience in student housing or conventional multi‑family apartment maintenance.
Previous supervisory experience strongly preferred.
EPA Certification (Type I and II) required.
CPO (Certified Pool Operator) certification required or ability to obtain within the first 6 months.
Ability to frequently walk, stoop, kneel, crouch or crawl and lift/move loads up to 50 lbs, use a ladder, and walk with a ladder.
Must live within 30 miles of the assigned property and have reliable transportation to participate in on‑call duties.
Location & Compensation Salem, OH Salary range: $65,000.00 – $85,000.00 per year (2 weeks ago posted)
