Overview
JOB SUMMARY: PG H104. Reports to Facilities Maintenance Manager. Participates in and oversees maintenance projects on ECUA properties and facilities. In addition, performs various manual work functions associated with building and equipment maintenance. Also performs general maintenance tasks necessary to maintain machinery, equipment, and tools in operable condition. Usually works independently cleaning and maintaining ECUA facilities. Performs tasks at various skill levels. Responsibilities
Facilities Maintenance: Cleans and maintains equipment and ensures the proper use, repair, and storage of materials, tools, and equipment. Moves furniture, office equipment, and other objects; applies protective covers. Based on work orders, reads blueprints and estimates time, labor, and materials needed to complete jobs. Develops plans and estimates for projects and determines time, equipment, and human and material resources needed to complete the work. Ability to push/pull 100 lbs and lift 75 lbs. Maintains records related to material and equipment inventory and completed assignments. Removes and replaces molding and fixtures. Requisitions supplies, equipment, and materials. Operates abrasive or water blasting equipment. May operate various types of heavy equipment, such as lifts and front end loaders. Paints letters, numbers, and signs using stencils. May patch and repair sheetrock and drywall; may perform carpentry work as needed; may replace and repair fencing as needed. Building & Equipment Maintenance: Conducts custodial and sanitation services to provide a pleasant and sanitary environment for employees and the general public. Repairs roof leaks, replaces ceiling tiles, changes light bulbs and ballasts, and cleans condenser coils. May clear clogged plumbing lines, install plumbing fixtures and additional plumbing lines where necessary, repair plumbing leaks, wrap and insulate pipes. Repairs and replaces locks and hardware. Runs cables and wires, replaces electrical receptacles, tests electrical components. Lifts and moves heavy materials, digs holes and performs ground maintenance as required. May assist in air conditioning system installs and repairs. General Maintenance On Machinery, Equipment, And Tools: Inspects equipment, checks fluid levels, replaces fluids, greases equipment, changes filters. Washes and cleans equipment and cleans work areas. Monitors equipment operations to maintain efficiency and safety; reports faulty equipment. May use an articulating lift to repair and maintain lighting fixtures and large exhaust fans at heights up to 80 feet. All other duties as assigned. Qualifications
High school diploma or equivalent. Educational documentation may be requested upon offer of employment. Five years of experience in facilities maintenance work. Basic computer skills. Any combination of education, training, and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job. Required to work overtime when needed. Available to work 24/7 in the event of a natural disaster. Licenses and Certifications: Possession of a valid Driver License. Work Environment & Other

The employee is regularly required to stand, bend, stoop, or reach for extended periods; be in confined spaces; climb ladders; move heavy objects and push/pull 100 lbs and lift 75 lbs. Work may be performed from ladders, scaffolds, and platforms. Responsibilities may require outdoor work and work in environments with unpleasant or noxious fumes; occasional exposure to electrical hazards. As a disaster team member, availability to work before, during, and after any disaster as directed. Additional Information
Knowledge of painting methods, surface preparation, types of paints and safety procedures (OSHA 10 hr as referenced). Skills in use of hand and power tools for electrical, plumbing, and general facilities maintenance; operation and minor repair of cleaning equipment. Ability to read blueprints, interpret instructions, enter data into computer work order system. Materials and equipment used: building maintenance tools and hand and power tools for plumbing, electrical, and facilities maintenance.
