Multifamily Renovation – Construction Superintendent Amesbury Construction Services is the construction division of Amesbury Companies, a growing, privately held multi-family development, construction, and property management company based in Baton Rouge, Louisiana. Amesbury currently has a portfolio of over 1,500 units across Texas and Louisiana. We are currently seeking an experienced superintendent to supervise a large-scale multi-story multifamily renovation project. The position will require exceptional organization and communication skills with the knowledge and ability to produce a superior product on time and within budget in a workmanlike manner. Duties and Responsibilities
Pre-Construction
Provide construction input to Project Manager, including: Construction techniques and cost Material take-offs as need Final project schedule Vetting qualified trades for bidding and construction Review and qualify bids Coordinate project setup
During Construction
Ensure all project goals are met. Resolve subcontractor disputes. Enforce project safety. Enforce and record the highest quality of workmanship and materials from inception to completion. Coordinate subcontractor submittals with the Project Manager. Provide and maintain daily and weekly status reports. Directly supervise the activities of all renovation related parties on-site. Create and maintain a site logistics plan. Maintain as-builts. Detailed photo documentation of each element at each apartment unit. Schedule all work of subcontractors and purchase order deliveries. Follow-up, follow-up, follow-up. Regularly update the project schedule with the Project Manager. Prepare and maintain the daily work log. Draft RFIs and submit to Project Manager. Perform and monitor the execution of GC punch lists and Owner punch lists. Assure that project photos and site captures are taken and organized for every element (scope-of-work) of the renovation and for every apartment unit. Organize and run schedule and safety meetings with subcontractors. Operate within established job costs. Attend and provide construction status at OAC meetings. Enforce safety on the project and enforce subcontractor’s work related to compliance with the comprehensive project safety program. Accompany all 3rd party inspectors. Review and approve subcontractors and suppliers monthly pay request. Other duties as assigned by the Project Manager.
Post Construction
Assist in project close-out including finalizing as-builts and collecting close-out documents.
Administration
Follow all procedures and policies of the company. Ensure compliance with the company’s safety program. Maintain the construction documents at the job site so that all pertinent information is readily available. Assist in the procurement of any permits (if required).
Qualifications and Skills
College degree, not required. 5 years of related construction superintendent experience. Must be familiar with multi-story general contracting procedures. Knowledge of construction building codes. Ability to effectively communicate verbally and in writing. Knowledge of construction estimating and scheduling practices. Must demonstrate managerial skills appropriate with this position. Must be PC proficient.
