Provides input into the development of budgets for the property by analyzing financial statements, reviewing marketing information, and using operational reports to establish historic and projected performance patterns. Meets targeted revenues by setting rent rates, ensuring timely collection of rent and fees, making bank deposits, and preparing monthly financial status reports. Approves invoices from vendors, contractors, and service providers for payment, ensuring required certificates of insurance, coding charges correctly, and maintaining communication between vendor/contractor, accounting, and the client/owner as needed. Controls expenditures within the approved budget and manages petty cash balance and maintenance. Oversees the lease enforcement process, including applicant approval, renewals, inspections, notices, evictions, and collection of late fees as permitted by the lease terms. Gathers and analyzes market and economic trends to inform short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals. Promotes resident satisfaction by responding to complaints, questions, and requests promptly and ensuring maintenance teams meet company standards in servicing resident needs. Conducts regular property inspections to ensure safety, cleanliness, and appealing appearance of the property, grounds, buildings, and amenities. Supervises property staff: interviewing, hiring, orienting, training, and managing performance in line with company policies and values. Assists in managing client/owner relationships by meeting with owners, providing performance updates, and responding to owner requests. Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Push, pull, lift, carry, or move weights up to 25 pounds independently and up to 50 pounds with assistance. Possible travel to assist other properties, attend trainings or meetings as needed. Flexible work schedule, including on-call evenings, weekends, and holidays. Salary range : $75,000 to $80,000 Additional Compensation
Many factors determine pay within the posted range, including business requirements, prior experience, current skills, and location. Corporate Positions: Potential eligibility for quarterly or annual bonus based on individual and company performance. Onsite Property Positions: Potential eligibility for weekly, monthly, and/or quarterly bonus programs. Robust Benefits Offered
