Regular Schedule: Tuesday to Saturday from 8:00am to 5:00pm Pacific Time

A Brief Overview The Maintenance Technician will provide general maintenance to rental housing, including preparing units for change of occupancy. Responsibilities include checking, troubleshooting, performing, and documenting routine repairs in areas such as air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance tasks. Work may require operating outdoors in all weather conditions and accessing attics, crawl spaces, and tight areas.

What You Will Do

Respond to service requests for furnaces, air‑conditioning systems, appliances, water heaters, solar collection tanks, disposals, plumbing, carpentry, painting, and other required maintenance items.

Perform skilled work in HVAC, plumbing, electrical, appliance repair, or locksmith trades with basic troubleshooting abilities.

Provide excellent customer service and document all work according to company policy.

Maintain equipment such as tools, gauges, snakes, drills, and other hand tools in ready repair.

Use materials and chemicals safely, and wear personal protective equipment (PPE) as required.

Follow the preventive maintenance program, including filter replacement and routine inspections.

Assist in making vacated units ready: painting, sanding, varnishing, tile removal and replacement, drywall repair, fixture repair, floor stripping, waxing, window repair, and exterior work when necessary.

Perform emergency maintenance for sewage back‑ups, water main/lateral breaks, fires, weather‑related damage, water leaks, appliance repairs, and other urgent tasks.

Correct unsafe conditions promptly.

Drive for the company or use a personal or rental vehicle for 50%+ of work duties.

Qualifications

High School Diploma or GED with building maintenance training or equivalent experience (required).

1–3 years of building maintenance experience (required).

General knowledge of HVAC, plumbing, electrical, and carpentry trades.

Ability to work outdoors in all weather, lift 50 pounds regularly, and occasionally lift >50 pounds.

Basic computer skills.

Reliable, punctual, and dependable attendance.

Valid driver's license.

Compensation The hiring range for this position is generally between $21.73 and $34.90 per hour, exclusive of fringe benefits or potential bonuses. Final salaries are determined by location, skills, education, licenses, certifications, and experience. The role may also be eligible for a performance bonus.
