Job Details Position: Maintenance Technician Location: Rock Creek Terrace Apartments, Rockville, MD

Responsibilities

Perform repairs, diagnose problems, and complete preventative maintenance on building systems.

Maintain and improve the operating condition, quality, and integrity of all building systems and building appearance.

Use knowledge and tools to perform on‑site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and other special equipment on the property.

Be available for emergency maintenance calls 24 hours a day when scheduled.

Assist in training groundskeepers and entry‑level maintenance technicians.

Troubleshoot all property systems and oversee repairs.

Conduct maintenance‑related inspections, including building and alarm systems inspections, and assist in preparing the property for inspections by regulatory agencies.

Perform preventive maintenance such as winterizing facilities, inspecting HVAC systems, winterizing swimming pool equipment, maintaining proper chemical balance of the pool during the swimming season, and ensuring lights/HVAC are turned off in vacant units daily.

Inspect vacant units, ensure turnovers are completed, and paint turnovers as needed.

Inspect subcontracted service providers and document work and product quality.

Walk grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.

Remove snow and ice from sidewalks, walkways, steps, and driveways.

Attend and complete all required training.

Complete repairs as directed.

Perform administrative duties including recording maintenance requests, responding to them, using proper forms, and maintaining inventory of parts.

Move heavy equipment safely using proper equipment.

Ensure the property is maintained in accordance with all applicable Affordable Housing programs, including HUD, USDA, RD, LIHTC, HOME, and other state and local programs.

Perform other duties as assigned.

Education and Work Experience Requirements

Two (2) years of maintenance experience required, or an equivalent combination of education and work experience.

College degree preferred.

HVAC and/or EPA certification preferred.

Previous multifamily experience preferred.

Certified Pool Operator (CPO) certification preferred.

Rate: $24.00 Background Screening and Drug Test Required EOE: Minorities/Females/Disabled/Veterans
