We are seeking a
Residential Project Manager
with 5-10 years of experience managing all phases of custom home building and high-end remodeling projects. Your primary role is to independently perform all pre-construction and project management duties for assigned projects, including site visits, estimating, drafting proposals, contract management, scheduling, administration (submittals, RFIs, change orders), financial management, closeout, managing field staff and subcontractors, scheduling inspections, materials, and equipment, ensuring specifications are followed, maintaining quality control, enforcing job site safety, and ensuring work proceeds on schedule and within budget. ESSENTIAL DUTIES AND RESPONSIBILITIES: Core duties include but are not limited to: Managing client communication daily. Developing and improving business infrastructure and operations based on industry best practices. Overseeing procedures for efficiency, implementing improvements. Monitoring projects to ensure adherence to specifications and schedules. Reviewing plans, specifications, and schedules. Preparing and executing job contracts. Negotiating and selecting subcontractors, drafting subcontracts. Preparing budgets, developing schedules, coordinating material orders. Selecting and orienting the project Superintendent, ensuring execution aligns with standards and codes. Tracking long lead items on the critical path. Leading weekly progress meetings and resolving issues proactively. Managing submittals, RFIs, change orders, and financial goals. Supporting marketing, sales, and PR efforts. Handling conflicts, errors, delays, and crises. Coordinating with owners and teams for goal alignment and improvements. Managing project schedules, punch lists, and close-out procedures. Scheduling and procuring tools, equipment, subcontractors, and vendors. Performing quality control and safety compliance. Managing field staff and project progress across multiple sites. Ensuring subcontractor compliance and correcting deficiencies. Conducting daily site walks and providing two-week lookahead schedules to owners. Maintaining records of submittals and approvals. Ensuring a clean and organized job site. Overseeing project punch lists and ensuring deadlines, quality, and profitability targets are met. Communicating with customers, ensuring satisfaction, and facilitating payments. Supporting accounting functions as needed. Building and maintaining industry relationships and key customer contacts. Supporting staff and client events, exceeding communication and service expectations. Demonstrating excellent communication, customer service, and stress management skills. Working independently with strong organization and time management. Proficient in computer programs (experience with Procore and Microsoft Project preferred, but not required); proficient in Microsoft Office Suite. Ability to work at the Purcellville, VA office.
