Restoration/Construction Project Manager

BASIC FUNCTIONS
The Restoration Project Manager is expected to sell Paul Davis services to property owners by providing quick, clear, and comprehensive information. Since property owners can choose their service provider, the Project Manager must demonstrate professional expertise to persuade the customer to select Paul Davis. Once the job is sold, the Project Manager manages the entire project, including preparing and managing the timeline to the customer's satisfaction, securing, scheduling, and managing subcontractors, trades, and Paul Davis employees on site for successful and timely completion. RESPONSIBILITIES/TASKS
Represent the PDR principles of honesty and integrity professionally. Receive loss assignments. Contact property owners within 30 minutes for non-emergencies. Arrive on site within 2 hours for emergencies or inspect loss site within 24 hours for non-emergencies, unless other carrier requirements apply. Maintain constant communication with property owners. Schedule work orders, including pre-construction meetings, sequencing, timing, master scheduling, and trades assignments. Prepare accurate scopes by reviewing property damage and applying industry best practices to meet WRT and ASD standards. Prepare estimates using Xactimate or Symbility within 48 hours of inspection or as per program requirements. Secure approved scope and pricing with insurers and/or customers; explain services, scope, estimates, and timelines to obtain work authorization. Achieve a contract closing ratio of at least 50%. Document service levels and deliver paperwork timely, maintaining insurer relationships. Deliver estimates, permits, and other documents promptly to property owners and secure contracts. Coordinate trades, prepare project timelines, and start jobs promptly. Interface with municipal and regulatory agencies to secure permits and schedule inspections. Hire and manage subcontractors and trades or schedule and manage employee assignments. Manage and inspect project progress, maintaining documentation. Maintain professionalism regarding workmanship, homeowner relationships, safety, cleanliness, and conduct of tradespeople. Manage jobs efficiently while ensuring legal compliance. Coordinate with CSR on project progress, completion, and conditions. Handle complaints professionally. Manage punch lists, obtain completion certificates, and collect funds as needed. Prepare job files for closing and collect payments promptly. Must have Xactimate and/or Symbility and construction and estimating experience. The ideal Restoration Project Manager:
