Overview
East Bay Asian Local Development Corporation (EBALDC) is seeking a regular full-time Maintenance Supervisor in the Property Management department for Hismen Hin-Nu Terrace. Under the direction of the Property Manager, the Maintenance Supervisor performs skilled tasks in the maintenance of rental units, common area facilities, and grounds, and other work as required to protect the marketability of the site. The Maintenance Supervisor should take the initiative to implement and/or maintain a preventive maintenance program to keep emergencies to a minimum and the site in good repair. Key Duties and Responsibilities
Ensure all service requests and unit turnovers are addressed and completed in a timely and cost-effective manner and within policy. Perform janitorial, painting, and repairs to vacant units’ property in a timely and satisfactory manner, enabling Property Manager to rent units in a minimum of time. Perform all preventative maintenance requirements as outlined in the Preventative Maintenance Plan. Monitor and maintain plumbing, heating, and electrical systems. Maintain security and lock systems throughout the building. Maintain storage and work areas in a neat, safe, and secure condition. Conduct and perform monthly safety inspections and meetings, and keep proper records of same. Inspect grounds, common areas, and structures for preventative and safety measures. Report hazardous or emergency conditions, extensive repair and maintenance needs to the Property Manager. Assist Property Manager in performing move-in and move-out inspections and quarterly building inspections. Assist Property Manager in performing progress inspections of on-site work performed by outside contractors. Ensure the development and execution of the Preventive Maintenance program in conjunction with the Facilities Manager and Property Manager, including Capital Improvements and Occupied Rehabs, and all budgeted repairs and improvements carried out timely, within budget, and in accordance with policy. Ensure each property is maintained in accordance with general building standards and EBALDC’s long-term sustainability goals and Housing Quality Standards. Order and pick up maintenance and janitorial supplies as directed by the Property Manager. Share emergency/on-call duties for immediate repairs and tenant safety. Keep permanent records of maintenance requests as outlined in the EBALDC Operations Manual. Update Preventive Maintenance Chart and maintain logs. Maintain apartment condition status charts by unit for items such as appliances, carpets, painting, and flooring. Maintain an updated list of appliance serial numbers by unit number and common area location. Perform inventories quarterly and after staff changes on tools, equipment, supplies, and keys, including manufacturer, model number, and serial number. Perform janitorial duties in common areas and throughout the property to ensure curb appeal and cleanliness. Assist in moving furniture as needed. Establish and follow a work priority system per the EBALDC Operations Manual. Perform additional duties as deemed necessary by the Property Manager. Required Knowledge, Skills & Abilities
Intermediate knowledge in building repair trades, purchasing procedures, work safety requirements, and repair procedures. Ability to keep accurate and detailed records. Intermediate knowledge in electrical, plumbing, minor construction and preventive maintenance; intermediate knowledge of janitorial procedures. Ability to set priorities and manage workload. Ability to perform minor repairs to building appliances and fixtures, replace locks, fix flooring, clear drains, repair plumbing fixtures, patch walls, perform carpentry and masonry tasks, and paint interiors and exteriors. Ability to read and decipher as-built site plans; reading and computational literacy at ninth-grade level or above. Experience in building maintenance or related trades; ability to interact with residents and handle complaints with discretion and flexibility. Certifications or Licenses
Must have reliable automobile transportation and a valid California Driver’s License and insurance. Physical Demands
Ability to lift up to 50 lbs., and to sit, kneel, bend, stand, climb ladders, and perform duties requiring maneuverability and strength. Salary Range
$63,000 - $68,000 annually Benefits and Other Information
