Project Manager – FLC Contracting, LLC
Salary: $75,000-$130,000

General Description A Project Manager within FLC Contracting, LLC is responsible for understanding the estimate given by the estimator, carrying out the project within the estimated cost, and ensuring the project scope of work is clearly understood by the Owners/Owner’s Representatives at all times. It is our #1 priority to handle the client with respect and confidence so that we will be invited back. Repeat clients and client referrals are the best marketing a company can achieve.
Responsibilities
Review and understand the project cost, estimate, and scope of work.
Develop a project schedule using Microsoft Project.
Update schedule throughout the project.
Conduct weekly/bi‑weekly jobsite owner and sub‑contractor meetings.
Prepare job meeting minutes and distribute to all sub‑contractors and office administrator.
Assist in weekly safety meetings with FLC employees and ensure sub‑contractors have a safety program in place.
Must understand blueprints.
Assist superintendents, foremen and sub‑contractors with questions on layout, purchase of materials, equipment and clarification of scope of work.
Make job site visits as required to assure the project meets quality and timeframe expectations.
Understand the divisions of construction and cost codes; ensure all work/sub‑contractors are coded within the codes set by the estimator.
Assist the owner and architect with planning, commission meetings, zoning and building permits.
Coordinate all proper registrations and paperwork required for building permits and city registration prior to any work begins, including building permits, sub‑trade permits and N.O.C.
Verify that sub‑contractors have all necessary registrations and paperwork in place with the city before work can begin.
Create sub‑contracts and purchase orders.
Maintain and prepare change orders as they occur.
Check on field personnel to verify that daily log reports are completed.
Assist with pre‑mobilization activities.
Set up temporary utilities with the utility companies.
Fill out owners data sheet.
Fill out job cost sheet.
Assist office administrator with monthly billing.
Understand and review monthly job cost reports.
Assist field employees in filling out time cards for accuracy.
Verify throughout the project that as‑built drawings are being completed.
Generate owners manual on all equipment installed (sinks, HVAC, electrical) and present to owner upon completion of the project.
Participate in weekly office meetings on schedule of manpower, equipment needed, change orders and purchasing/sub‑contracts.
Market daily representation of FLC Contracting, LLC, sub‑contractors and, more importantly, the owner with respect daily.
Assist estimator with gathering of quotes.
Review all shop drawings and submittals.
Ground‑up construction experience.
