Overview

The Midnight Mission (TMM) has served the Skid Row community since 1914. We operate complex, 24/7 facilities that must be safe, trauma-informed, and welcoming to guests, staff, volunteers, and partners. The Maintenance Specialist keeps TMM’s multi-story facilities and building systems safe, reliable, and compliant, with a major specialization in locksmithing, key control, and access hardware. The role blends hands-on repair (HVAC, electrical, plumbing, finishes) with ownership of mechanical/electronic locking, master key systems, and door hardware. You’ll partner across departments to maintain psychological safety, prevent hazards, and deliver responsive, people-centered service in a trauma-informed environment. General Facilities Maintenance

Inspect, troubleshoot, and repair building systems: HVAC, plumbing, electrical, lighting, walls/doors/windows, finishes, and fixtures; schedule and coordinate vendor support when needed. Perform preventive maintenance (filters, belts, lubrication, testing) and keep documentation up to date in the CMMS. Support OSHA and safety program practices: lockout/tagout during repairs; machine guarding checks; housekeeping; chemical handling; incident reporting.

Locksmithing & Access Control (Primary Specialty)

Design, implement, and maintain mechanical master key systems, including keying schedules, change keys, sub-masters, and grand masters; plan expansions and maintain security hierarchy. Rekey, pin, and service cylindrical, mortise, and rim locks; install and adjust door hardware (closers, exit devices, panic bars, hinges, strikes) to meet egress and ADA intent. Install, maintain, and troubleshoot electronic access components (strikes, maglocks, readers, power supplies) in coordination with approved vendors and IT/security. Lead key control: issuance, tracking, audits, lost/stolen key response, and rekey protocols; maintain key cabinet and records; train key holders on policy and accountability. Ensure locksmith work aligns with California Locksmith Act requirements for company/employee eligibility and background standards; follow TMM policy on contractor scope where licensure is required.

Safety, Compliance & Risk

Apply qualified-person standards appropriate to tasks; escalate work requiring licensed trades; maintain code-compliant egress and fire/life safety hardware at all times. Support inspections (internal, Fire/Life Safety, OSHA, Health Dept. as applicable); correct deficiencies quickly and document abatement actions.

Customer Service & Collaboration

Respond to work orders with clear ETAs; coordinate closures/outages around program needs; communicate options and impacts in plain language. Coach peers on basic hardware care (don’t prop fire doors, proper closer use), and model trauma-informed interactions with clients and volunteers.

Documentation & Systems

Complete accurate work logs, parts usage, and asset histories in CMMS; maintain as-built hardware schedules, keying trees, and access device inventories.

On-Call/Emergencies

Participate in an on-call rotation and support after-hours emergencies (lockouts, water leaks, power/HVAC issues).

Education & Experience

3+ years hands-on facilities maintenance experience across multiple trades (HVAC, plumbing, electrical, carpentry/finishes). Supervisory experience a plus. 2+ years locksmithing/access hardware experience: rekeying/pinning, hardware installs/adjustments, key control administration; exposure to electronic access components preferred. Credentials (Preferred/Helpful)

Locksmith certifications (e.g., ALOA levels, institutional locksmith courses). EPA 608 (if servicing sealed HVAC systems) and manufacturer trainings for door hardware/closers/readers. Ability to meet eligibility/background standards consistent with the California Locksmith Act for employees of locksmith companies/contractors. Knowledge, Skills & Abilities

Proficient with master keying principles and keying conferences, pinning charts, and keeping scalable systems over time. Skilled with door hardware (closers, exit devices, hinges, strikes), ADA/egress intent, and alignment/clearance adjustments. Familiar with electronic access components and when to coordinate with licensed vendors (power supplies, readers, maglocks). Strong troubleshooting across HVAC/electrical/plumbing; reads basic diagrams/schematics; safe tool use; CMMS literacy. Clear, calm communicator with clients and colleagues; practices de-escalation and trauma-informed approaches. Physical & Work Conditions

Lift/carry up to 50 lbs; climb ladders; kneel/crouch; work in mechanical rooms and on roofs; use PPE; tolerate varying temperatures/noise. 24/7 facility; occasional nights/weekends/on-call. Key Control & Access Policy Expectations (Role-Owned)

Maintain a current key control policy with issuance logs, holder agreements, audit cadence, and lost-key response tree. Keep an updated master keying tree and bitting records; conduct periodic keying conferences to plan expansions and retire compromised sections. Ensure industry design guide principles are reflected in system structure and documentation. Compliance & Safety Statements

Adhere to OSHA Safety & Health Program Management Guidelines and maintenance-relevant standards (e.g., machine guarding, LOTO). Follow the intent of the California Locksmith Act when coordinating internal work vs. licensed vendor tasks.
