hands-on Construction Manager

with

7+ years in retail construction

(national brands, large-scale ground-up preferred) to run site work, retail shells, and big-box tenant build-outs in a fast-track environment. Key Responsibilities

Project-Specific Duties Manage 3–5+ general contractors concurrently, plus vendors including sign companies and materials testing firms Oversee and coordinate large-scale site work, utilities, grading, and public ROW/TIRZ improvements (installed by GC) Ensure adherence to lump sum AIA contracts and project schedules Coordinate with site work GC, utility providers, neighboring tenants, and city agencies Lead tenant build-out coordination for big-box retailers (e.g., Ross, Dick’s Sporting Goods) after shell completion Maintain consistent on-site presence to monitor quality, progress, and safety (dedicated GC safety manager on-site) General CM Duties Review Retail Tenant Work Letters and Leases for accuracy of construction-related language Conduct constructability, design, and value engineering reviews Develop and manage detailed budgets Manage civil, architectural/engineering, and general contractor relationships Oversee schedules, change orders, pay applications, and loan draws Provide regular project reporting and lead project closeout Qualifications

Bachelor’s degree in engineering, Construction Management, or related field Minimum 7 years of retail construction management experience, preferably with national retailers and ground-up retail/mixed-use developments Owner, GC, and/or civil engineering background, including estimating, scheduling, contract management, entitlement processes, and tilt-wall construction Strong experience with large-scale site work/civil coordination and tenant build-out for major retailers Proficiency in MS Office, MS Project, Adobe Acrobat; Bluebeam preferred Strong communication, problem-solving, and negotiation skills Job Details
