Lead Maintenance Technician
Foresight Asset Management, LLC is seeking a skilled and proactive
Lead Maintenance Technician
to oversee the daily maintenance operations of our apartment community. This key role ensures that all units, common areas, and grounds are safe, fully functional, and well-maintained to meet high standards of quality and resident satisfaction.
Key Responsibilities
Supervise, schedule, and inspect maintenance staff work, both in-house and contracted.
Manage preventive maintenance programs, property inspections (regular & nightly walkthroughs), and safety compliance (OSHA, EPA, ADA, Fair Housing).
Respond to resident service requests in a timely manner while maintaining communication between residents and management.
Lead unit "make‑ready" processes—repair, paint, clean, and prepare vacant apartments for move‑in.
Diagnose, inspect, repair, or replace a variety of maintenance repair requests relating to, but not limited to:
HVAC
Plumbing
Pool/Spa systems
Security/Emergency systems
Electrical/Mechanical
Appliances
Carpentry
Flooring
Paint
Order supplies, manage inventory and budgets, and oversee tool and shop area organization.
Coordinate bids, manage contracts, and interact with vendors for landscaping, trash removal, renovations, and specialty repairs.
Mentor and train Maintenance Technicians; ensure team development and safety culture adherence.
Maintain thorough records/logs of maintenance activity, safety meetings, work orders, expenditures, and regulatory compliance.
Participate in a rotating on‑call schedule for emergency response coverage (including nights and weekends).
Qualifications
High school diploma or equivalent; vocational/trade education or technical certifications is a plus.
Minimum 2‑5 years of residential/multifamily maintenance experience; at least 2‑3 years in a lead or supervisory role.
HVAC certification (CFC/EPA universal), EPA certification required; CPO or other trade credentials a plus.
Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance.
Proven leadership, organizational, and communication skills; customer‑focused, safety‑conscious, and detail‑oriented.
Valid driver's license, reliable transportation, and ability to pass a background check and drug screening.
Physical Requirements
Ability to lift/move up to 50‑60 lbs regularly.
Frequent standing, walking, stooping, kneeling, and climbing stairs/ladders.
Comfortable working in confiened spaces, heights, and performing outdoor tasks in varying weather conditions.
Work Hours & Compensation
Full‑time schedule typically Monday‑Friday with rotating on‑call nights and weekends.
Competitive hourly pay consistent with Texas market rates and experience, plus bonus or rental discounts.
