Job Summary This position reports directly to the Community Manager and assists with the supervision of all maintenance employees, groundskeepers and housekeepers. The supervisor will be responsible for all building maintenance, including electrical, heating, ventilation and air conditioning (HVAC), carpentry, plumbing, and related tasks to maintain buildings and equipment in safe condition, prevent degradation of property and systems, and avoid failures that would reduce service. A $500 signing bonus is paid after three months and a $1,500 retention bonus is paid after six months.

Essential Functions

Complete all maintenance requests issued in a timely manner.

Perform duties related to work orders and projects that include electrical, plumbing, drywall replacement/repair, painting, lock replacement, tile repairs, blind/window treatment and/or replacement, and HVAC furnace and HVAC repairs.

Ensure vacant apartments are ready per Monroe Group Standards – schedule vendors, flooring, painting, cleaning, appliance replacement and general repairs.

Work within budget limits established.

Maintain organized records of appliance replacement, carpet and paint.

Maintain building inventory for cost‑effective operations.

Schedule and complete preventive maintenance.

Assist in monitoring all work performed by outside contractors.

Provide 24‑hour emergency maintenance call‑outs; carry mobile phone/radio as required for on‑call maintenance.

Complete grounds work, including trash pickup, curb sweeping and area maintenance around dumpsters.

Monitor and maintain all building systems.

Assist with annual inspections with outside vendors on backflow pressure testing, elevators, fire panel and fire extinguisher testing.

Follow all company emergency procedures and safety standards in compliance with local, state and federal guidelines.

Perform all other duties as assigned.

Requirements

Must be able to work assigned hours as scheduled.

Must have a valid driver's license.

Must be able to use hand tools.

Must be able to use maintenance equipment.

Must be able to complete tasks in a timely manner.

Must own and provide necessary tools related to assigned duties.

Effective verbal and written communication skills.

Must have working knowledge of building maintenance, including electrical, HVAC, carpentry and plumbing.

Education and Experience

High School Diploma or equivalent required.

3 years of maintenance technician experience, including HVAC, electrical, plumbing and appliance repair knowledge.

At least 1 year of experience in an affordable housing environment preferred.

HVAC experience preferred.

Technical training and license preferred.

Equipment Used

Hand, power and specialty tools.

Physical Demands and Work Environment

Exposure to indoor and outdoor work environments with frequent exposure to odors, waste, insects, pests and occasional confined spaces.

Frequent use of hands to grasp, handle, reach and pull with both hands.

Prolonged standing and occasional walking required for short distances.

Ability to consistently move/drag/lift up to 50 lbs. on a regular basis.

Specific vision abilities: accurate color vision required.

Frequent stretching of arms and use of upper body.

Occasional turning and twisting at the waist.

Noise level is moderate.

Salary Description $22‑24 per hour
